    You have acted most prematurely and unwisely, You haven't even concluded negotiations with the letting-agency yet. If there are any negotiations to be had. Once this is in the press this could scupper everything in that corner.

    I just hope to Christos that you can seriously eff-up the gaurantor as they are likely to be the only party not identifiable.
  • Just had a long read through. Sorry to hear all that happened to you Sue.
    We are tenants (Private rent), also on HB. We would never dream of behaving anything like your tenant but sadly I know it happens. We have had the misfortune of coming across very dishonest LA (Screwed us and LL) and also a LL from hell. Seems things can go wrong from all sides. Our current LL took a major risk with us. Not only are we on HB (which it seems many automatically assume will be bad tenants :mad:), he also never bothered with checks. But we have been here for nearly 6 years now so can't be that bad :p Am currently getting quotes to repaint the whole house to keep it looking nice!

    In your position I wouldn't return to the agents. I would advise you to either go elsewhere for property management or find some other way of keeping the property.

    Out of interest, What exactly do the LA take a fee for? It seems many don't actually 'manage' the property. They just get in any tenants and then let the LL deal with things if it all goes tits up.

    I am sure I was told once that the fee covered the LL, so that if the Tenant didn't pay the LL still got the rent. It was up to the LA to chase the money. Maybe that was just one agency we spoke to over the years? :o

    Hope you do get it all sorted and all that is owed to you. Look forward to reading about phase 2 and possibly 3 of your plan. :rotfl:

    newspapers ???? you will ruin ANY case you want to take out against her.. she will claim this is harrassment and legally she will be right and you will lose your case.

    just redecorate the house and move on...

    This is a tough business - many thousands of landlords annualy experience what you have done - we move on and get on with our lives.. Law cases go on and on and on and stop you getting closure... Right now you are enmeshed in this and you cannot see that you are enmeshed...

    You can sue her anytime in the next 6 years.. so get your priorities right, calm down and get your common sense head back on...

    Are you allowed to say (or hint at) which paper will be printing and when? i.e one of the 'thisis..' or an 'ic'?

  • Grave danger ahead. Most people go to the press AFTER court. There are very sensible reasons for that. Not to prejudice any possible proceedings for a start Damn!

    Given that she has already accused you of haressment, this is completely stupid. Even more so as it prejudices any court proceeding you wish to take.

    Never mind any "rule" - simple common sense says "do not flag it up on here".

    skintsue- the past couple of pages of this thread ( if not more) have contained respond posts from several of us urging you to focus on getting the property back and a relet sorted first, then to look towards seeking appropriate financial recompense from the LA and/or T rather than turning it into a very personal crusade against them.

    Has this story already run in the press? If it has, you are likely to need to get yourself a decent solicitor to guide you.

    Sounds like she could be our new neighbour but she moved in late last year. Loads of kids (4 living there & mixed race)

    I have today been in touch with SkintSue and she asked me to update the forum with her reason for being 'incommunicado'.

    Unfortunately, she suffered some quite severe stress-related illness which has put her out of action for a while.

    However, the property is being sorted out, slowly but surely, and she is holding the issue with the agent in abeyance until she is slightly more fit to resume that challenge.
    Life should be a little nuts; otherwise it's just a bunch of Thursdays strung together.
