    Talk to them but do not let them see the house in its present state! I wonder if the agent is attempting to pacify you somehow or is just so tactless that they deserve a punch in the face? Or perhaps this couple are on the "dump these sh!te=bag tenants on the newbie landlords" list?

    They are, so they say, a married professional couple with their own house down South which they are renting out due to both jobs being relocated up North. No kids or pets, love this village, and want to be here for about 2 years, but would be okay with a 6 month contract first if we prefered.

    Why is it that these are exactly what we wanted in the first place, didn't get, and are now too wary to take a risk. Maybe if they were different LA's lists we might be less worried.
    The LA wouldn't dare risk dumping dross on us again - would they?

    I told the LA that as we hadn't got permission from the Mortgage company to rent that they COULD take us to Court and the T might only have 48 hours notice to clear out if the Judge decided to play hard ball. It's somewhere in the statutes about what they can be evicted for, mandatory or discretionary, and how long the notice has to be to get them out.

    Oh, and I suspect that at least 1,000 of those views are probably mine.

  • To be honest with you Sue if you are going to cancel your contract with this bunch amateurs or ruthless cynics if you like, I wouldn't touch another tenant they introduced. Or they could be offering you a properly vetted, referenced and credit-checked new tenant as a sop so you don' fire-bomb their office.

    What do you think is most likely?

    Oh, and what was that tripe about taking the wood from the garage, and who was the man who allegedly stopped them proceeding?

    Why don't you offer to do the viewing yourself or meet them there to do it with LA? Then you could meet them before you agree. I'm not saying you can judge people totally on impressions but, together with reference and credit check (presumably you want to see copies this time...) it might help set your mind more at rest.

    As I've never knowingly set eyes on the woman it is quite possible that she may have overheard the possibliity being discussed with one of the neighbours as a last resort if the rent wasn't paid, again, the nappies thrown onto the neighbours roof, again, Identity theft took place, again, or that as the LA were being worse than useless, and also hadn't checked about what type of mortgage we had, we might have been debating whether to go to the Bank and explain the situation, and see if they could help, because they did have the power to chuck her out if we defaulted on the mortgage because we hadn't got the rent we were due to cover it.

    The thing that really has BEEPED me off is the implication that I was in some way hostile to her because of her 2 daughters. Is this going to be her 'get out of jail' card when she does something wrong?
    I can lie, cheat, steal, and get away with it, because if I get caught I will accuse you of an " i'sm" and frighten you into backing off.

    I do admit to seeing a photo of her recently, but she had already left the building by the time I came across it, and I am still none the wiser as to whether I have ever seen her anywhere.

    Sorry, this is not a way to try and bump the post up the page, but I've had a thought.
    They are few and far between, so please excuse the sound of the cogs unseizing.

    The damage in the house, is it wear and tear, or could any of it be claimed off the insurance? I'm not likely to need Landlord Insurance again so I don't mind if it would bump up next years premium, as it will be cancelled before it's renewal date.
    Should I wait and seehow much it comes to first, as I think off hand that the excess is about £250 per claim.

  • Sue do you think there's possibility, because you have already disclosed a rumour that she had some sort of "relationship" with someone at the agency, that someone may have been repeating confidential information about their client to her? That is the first thing I thought of. Not that you had discussed it with the neighbours.
