And a couple of very large glasses of wine, I hope.

Christ, that's an almighty long list of disappointment. I'd be interested in hearing what the LA's response to the devastation was.

Some letters addressed to her when we got there, which the LA took to forward on, as they can't be opened (tampering with the Queen's mail), but one was hand delivered addressed to 'the occupier', so she did open that one.
Demand from e-on for just over £300, and their debt collector had been round, charged £55 for the visit to be added to the bill.
That will also be passed on to the guarantor.
She will have to find a lot of money to cough up for her 'friend' if she doesn't spill the beans as to her new location.

That was the short list - I timed out twice doing the long one, so I thought $0D it, I'll possibly put a few on at a time.

Going for a long soak shortly to get rid of the feeling I've brought something itchy back with me.
I don't think she had any animals in the place, but after seeing the stains on the carpet, and the graffiti on the walls, I suspect she may have had 5 of the 2 legged variety.

  • The LA took her mail to forward on so you couldn't open them? !!!!!!? To forward on to where? Tampering with the Queen's mail only applies to post office workers! You were fully entitled to open that mail as it has been delivered to the correct address.

Take to court whichever one of them has the most money. That fat sl@g probs hasn't a farthing or she wouldn't have need a guarantor in the first bloody place.

Oh I forgot to mention the LA's response - "It could be worse. One of our other LLs found out his house had been used as a cannabis farm"
Maybe she was trying to cheer me up!!!!!

To cap it off, after 2 1/2 hours wandering round and checking everything that had been done was listed by the Inventory Lady, I got home to several messages on the answer machine.

    Message No 1 -
    Hi, Mrs #####
This is ///// of '''''''+ == Letting Agents. I believe one of our managers has been with you today. She said the house is now vacant. We have a couple who have been on our books for the last couple of weeks, and are desperate to move into your area. They have been in town for about 4 months, but have been looking around all the time and are adamant they want to move to ########## (village where I am based). Would you be interested in letting them have a look around?

talk to them what have you to to lose ?
  • Talk to them but do not let them see the house in its present state! I wonder if the agent is attempting to pacify you somehow or is just so tactless that they deserve a punch in the face? Or perhaps this couple are on the "dump these sh!te=bag tenants on the newbie landlords" list?

This is the Tenant's letter left with the keys shoved through the LA's Office door after hours the other night.
Spelling and punctuation as exactly as she put down. I've removed the street name and LA's details.

"This is the keys to *, **** *****. I am ending this tenancy early through tenant harassment which is the words of all the advice I have seeked ever since the beginning if honest you have been awkard with me but the main issues started when you saw me with my 2 black girls and questions started around asking about me and all the neighbours no longer spoke even the corner shop where talking about me as my daughter was behind me shopping when I walked out. I have had numerous complaints made by yourself and neighbours and all unfounded. Some of which have been very upsetting and stressful.
I have seeked advice regarding all this behaviour and also the health and safety regulations of the gas fire being left without the front screwed on and no working fire alarms.
I also asked if I could have the colours of the paint, to refresh which you refused and if I could put wooden flooring down and you refused so I could do nothing on leaving regarding the paint. Also on the 8th I asked for my son in law to move wood from the garage and a man was there and refused to let him proceed. So people on your behalf has been round to the premises which also is breech of contract. My mail had been retrieved through letter box and then posted again as it was folded and just placed in the letterbox along with 2 black plastic stick. As people have been watching and informing you of my movements I have now another reason this is unbiewable behaviour and a carpet cleaner was due for today the 9th but I will not be continuing as I will not put myself in any situation where I could be confronted as uou have been rude and abrupt in letters you have sent and all the complaints and you made. I have copies of letters sent hand delivered by yourself and all other records of complaints and phone harassment. I have taken pictures also.
After the threst of 48 hour eviction from yourself I have been caused alot of upset and stress which as made me unwell. I have left the property in reasonable condition considering the speed I had to have. I have rented many a years and never been treated like this ever.
@@@@@@ & @@ have been brilliant and very understanding and very reasonable. Having taken photcopies of all other letter would you please do the same with this on. I would like to thank @@@@@@ & @@ for all there hard work and help.
I was informed as I paid 1 month in advance rent I get that at end of tenancy as its paid in arrears and the deposit will cover the rent and the rest for ensuite door the rest keep and all this is because l knew you were going to arue about it and didnt want added stress."
    Then she signed it.

Well, it was such a carefully worded and well thought out letter, maybe she has a point? NOT
I would love to discuss this with her further but I refuse to have a battle of wits with an unarmed person.

I will point out the errors in her claims at a later date. Please highlight anything you think is particularly striking, or would like an answer to, I will try and enlighten you about her misconceptions.
