Just hd an e-mail from LA and I quote
Hello Susan
With reference to rental payment on * **** ***** we have received no payment
***** (the LA rep) will be checking today to see if she is still at the property I will keep you informed
It has taken since Wednesday afternoon for them to come back with that.:mad:
So they still haven't been out despite being told that the tenant of a property they are meant to be fully managing was doing a bunk owing 2 months rent, causing damage, and still had 2 months to go on their contract.
I even told them when she was going,and their office is within 5 miles of the house. I could have got there and back within that time, via John o'Groats and Land's End on my 3 wheel pedal power.I divorced my First Husband on Religious Grounds:A

have you checked with the local authority as to whether she is still responsible for the council tax ? if she isn't - then she has moved out.....0

Skintsue - do try to have a chat with the Council's private sector tenancy relations officer about the "abandonment" of the property. It shows you to be diligent LL who wants to deal with the issue appropriately.
The LA is clearly not going to be of help with pursuing the T for monies owed and legally regaining possession at the earliest possible opportunity.0 -

No wonder the LA are letting me do all the work. They probably can't be bothered. Just wait long enough and I'll get them all the answers.
After the e-mail I've just sent them I'm expecting a tirade from the manager again about how dare I complain about them etc etc.
I might post it on here if he does, and you lovely people can help me compose a response.
He wasn't too impressed when i used one of the quotes i was given on here when he threatened me with 'deformation of character' and I told him "I had no wish to deform his character, and defamation of character was not possible if I stuck solidly to the truth, and could back it up with proof".:p;)

Quick update
E-mail sent to me last night at 17.03 from LA
Hi Susan
***** has confirmed that the property is empty however we have had no keys returned.
I have left a message on *****'s mobile to call me with reference to key return and a forwarding address.
I will call you as soon as I have a update.
And another at 10.42 today
"as I have just been informed that the keys have been pushed through our office on ******** Road letterbox overnight."
Who would have thought it? She hasn't left a forwarding address, and not even a Thank You card for letting her live in my house rent free for 2 months.
Some people have NO Manners.:(
Any suggestions on what I can do, who to chase, regulatory bodies etc etc.
ALL LEGAL PLEASE.
Although I wouldn't mind some "entertaining suggestions" to fill the voids when I can't sleep and indulge in some wishful thinking:D:D
I'm certain that MSE members can come up with some very imaginative 'solutions' to cheer me up.
One suggestion I was given was to set up a Facebook page like that girl's friends did to try and find that guy she met on holiday and fancied and lost the phone number.
Just enough info to be identifiable, but no name, photos, etc. so if anyone knows of a single mum of x number of children, just moved into a newly rented property in X local area, with a certain model of car (very unusual), then they could contact me by PM, or the LA to confirm it's the right person.
It didn't work for her - he was found, but not interested, and I doubt it would work for me - accusations of stalking no doubt, and the LA probably couldn't care less, too much hassle, and it will probably be easier to sue me for the missing management fees.:mad:
But at least she is out!!!:T
Now the hard work of clearing up and facing up to what has been left.
