Jo honey I dont know - I am sure you have thought about the down-sizing but just in case.....

what if you have another child? - Not for the foreseeable... Flat will only be for me and DS for now.
where do friends or your Mum sleep when they come to stay - my uncle and sis can put them up (this has just been added to my PRO list ;):D) - I gave the spare bed to my sister anyway when she moved out, so there is nowhere here for her to sleep except the blowup bed, which would still be an option.
Is the bedroom big enough if S wants someone to sleep-over - S bedroom would be bigger than he has now, so there would room for his friends to stay in that room with him, instead of moving them into the spare room...
What about OH? - he is going to have to relocate in the next 12 months so we are delaying moving in together now to avoid potentially having to move LO school twice - new place is just for me and S until such times as we relocate altogether.
Is there plenty storage? There is less...I would have no stairs, so no cupboard under there to hoard junk... Plus no garage or attic... which is also full of crapola - but more kitchen cabinets, and fitted wardrobes in the bedrooms and two cupboards in the hall which are the equivalent of the airing cupboard I have now.
what if you fancy having a BBQ? - we never have BBQs at mine anyway cos the garden is a hill - Its the reason I dont want a garden anymore - its all work for nothing! We always have BBQs at my friends and dinner at mine - that arrangement suits and can remain.. :D
You will need to have a serious declutter or you will be in the same muddle in a smaller place if you follow my drift - you need to downsize the amount of furniture - I know - Ive already started on it, Im thinking of keeping the basic furniture and selling the rest.
think of all the things that are in the spare room and the garage - can you do without them or where will they go? Garage has the TD and Freezers which are fitted in the kitchen I am moving too.... so they can be sold - most other stuff in the garage is old toys and other detrius which can be sold/tipped... Its a permanent work in progress... :o the only thing is our bikes - I dont have a solution for those yet.
i quite agree that we expand to fit our surroundings - it def sounds as if the upkeep will be a lot less for you and therefore you should be able to keep it in order a lot easier and hopefully it will be cheaper upkeep as well - although there may be a maintenance charge? No maintenece charges, cheaper rent, hopefully cheaper to run...

Angel I am sure you will make the right decision and if its rented and it doesnt work then you can move cant you?
    (((hugs)))

I think I just need longer to declutter - this house is a big job! Im not sure I can gut it in four weeks and move that quickly.... or am i procrastinating??

There is a LOT of !!!!!!.... I dont know - Im off to bed to think about it... I think Ill take some Black sacks with me and make a start just in case.. ;)

Thanks Toots - as always your an angel xxx

The fact, xx_Jo_xx, that you can counter EVERY argument of Toots suggests that the flat would be a good move. IF you don't use the garden you have...

My question would be have you got anywhere to hang a line?

But a year paying out less rent (and having lower running costs) would give you a chance to build a little nest-egg. Always a plus IMO

And you'd have fewer rooms to dust...

Jo if its what you really want then you will manage it - i moved from the flat to here in 2weeks and that was from viewing to moving in!!! You just need to focus on moving and everything else will have to take a back seat - could you overlap the 2 places to give you more time?

    see you all tomorrow

Well, tomorrow i am going to work in 15 minute incriments. I think i read it on one of the flylady emails if i remember rightly... I will set my kitchen timer to 15 minutes and start in one room, moving on to the next room when the beeper goes and restarting the clock. Hopefully this will make me do more because i won't feel like i have a massive task ahead of me. Plus, i bet you can get more done in just 15 minutes than you think you can! Anyone else fancy joining me to try it?

    Morning All

Early start at work for me today due to our visitors. Everyone send posi-vibes please over the next 2 days. Going to strip my bed now as I think I must have been sharing it for the last couple of nights as I'm covered in bites.

Greenbee - hope all goes well today

Seafarer's - hope the scan went well.

    Have a good day all
