Feel bad for u its, overpriced from other bigger properties... Its smaller than otger properties and its near a motorway.... Tge asking price is insane. Comparing wirh te 4 bed nwarby looks likw 30k over at least.

I don't know the area, but it seems that the location is all wrong to me, because of the motorway. For me, rural means peace and quiet. Decent views are less important, as mainly I want tranquillity. So, you have all the disadvantages of being out in the sticks, but not the one feature I am really looking for. So, I wouldn't pay a premium price, and that's what you are looking for, so I'm out.

The general consensus seems to be that you are very unlikely to sell by September without dropping the asking price by some tens of thousands of £££s. How does that affect your plans?
No reliance should be placed on the above! Absolutely none, do you hear?

I'd refer you back to my comments on the sort of person that wants to part-ex:o

If you manage it and they offer you something that you think is sensible, it's because they'll be fleecing you on the next house as well. Frying pan into fire.
