Sigh. Any Boltonians want to buy a lovely house? I fancy my chances against my EA

for me, I need a place with a toilet on the ground floor so that my granny can come for christmas day - she can't do stairs so couldn't stay at my old place for more than a couple of hours.
I'm not sure a place that size needs 2 bathrooms upstairs though...0 -

i come from worsley originally so know that area really well. you can't compare the house in farnworth. sorry if you knew the area you just couldn't - even though i really like farnworth and they look close
my main problems with it are. far too near the motorway and also too close to little hulton (scrotes united). which school are you in the catchment for?
its also small, too many bathrooms for that size of house imho.
love the decor, but when we were looking to move back i wouldn't even have looked there cos of the area.
was i kind enough?'We're not here for a long time, we're here for a good time0 -

Wow you have a lot of randoms in your house. I have a victorian semi restored totally in six years at significant cost, but with one lil bathroom, and I have never felt anything like this..my tradespeople obviously can hold their bladder a little longer. My friends and family can all make it upstairs at the moment touch wood.
I repeat, I just look at some of these new homes with a bedroom of barely 10 foot, and yet 3-4 bathrooms. Something is wrong!0 -
It looks beautifully presented but the downstairs rooms are very narrow, maybe the picture especially of the lounge could be done from a different angle.
Could the fact that they are leasehold be putting off potential buyers, I guess that there's an annual or monthly charge?0 -
If I was looking to buy back home the look of the place would attract me but the location and price would put me right off, I could get something bigger for the same price in the same area as my family, for the right price I could cope with the location as I do know OverH quite well (for my sins....most of which occurred in that area, lol). It’s not worth doing something unless someone, somewhere, would much rather you weren’t doing it.

It is a barn conversion and it's near the motorway junction. Very convenient but you can hear it ( although you can't see it). The wider surrounding areas to one side are not good, but the main road our road comes off is nice and it's not too far from over hulton which is nice.
Parking is great and the dev is very private.
Lounge is narrow but long. Bedrooms bar master are smallish but bathrooms are not a problem- we have 3 really good sized ones!!
I need somewhere near 175. If I reduce more, won't people expect even more off my listed price, even if it is 'best price'?
I have a new ea on it, for what it's worth...
My advice would be relist it for a realistic asking price & not the amount youve put on rightmove...
but you never know, theres always a chance some mug with cash will come along & pay that for it...just hope they dont have a mortgage company involved as the mortgage company will only offer market value....0 -

I don't think that is a problem - leasehold houses are so common in this area that its doesn't really factor into the decision making process. Well maybe it does for some people, but only to the same extent that the fact it is in a terrace would put some people off too.
As it is an old property, ground rent is probably about £5/yr - unless the developer bought them freehold and has sold them leasehold at higher ground rents.0 -

Ah where I am there is a complex converted from an old hospital & the maintenance or estate charge on some of them are well over £1k pa from what the estate agent said when my daughter viewed one.0 -
Gorgeous house! If you could pick it up and place it in the south west I may be interested0
