Sigh. Any Boltonians want to buy a lovely house? I fancy my chances against my EA

Been on the market since Jan but only 4 viewings. Moving to London in September :eek:

Fed up now. I have no patience. I you find me a buyer, I'll pay you my estate agent fees!

    £223 a square foot. Is that usual in Bolton?

    It's very cute, you've presented it very tastefully indeed, looks like a magazine shoot and the setting looks lovely too. It's definitely the sort of house people would view at the right price.

    If you've only had four viewings since January then there really is only one problem. Price. It's a small three bed house at less than 800 square feet - I've viewed bigger two beds. Cramped frontage, potential parking issues, small front gardens, fabulous fixtures and fittings. Tempting, but in all honesty, it looks like the sort of place that the current market will spit out when people look for value for money. Fixtures and fitting are worth nothing in this market.

    Looking at houses for sale within 1/2 a mile, most of them are much cheaper than my own area. There are houses on for around £125k that would sell for around £180k where I live. Yours, conversely would sell for around the price you're asking for it. There is a lot of difference between your house and the surrounding area. No doubt it has an exclusive air about it as the other houses I can see on Zoopla are 'aspirational' but is it just a pocket or a wider area that people want to live in. There are specific areas that people want to live in near me and they will look specifically for them. Does your enclave fall into an area like that or is it just a nice enclave in an otherwise cheaper area? There's a place near me that is pretty uninteresting; it's rural but not the most spectacular of areas. Farmer turns himself into a developer and starts asking stupid money for his new houses at the peak of the market. Some people get sucked in but there are just a few houses in a place that doesn't even have a village centre. No one is looking there. It's easier to attract attention when you're selling 10 houses than when you're simply selling one.

    There's no doubt in my mind that the market for your sort of house at that sort of price is what people call small. It's whether or not you want to increase that market by dropping the price, sticking it out for the long term on the market and hope for the right person, or pulling it off the market and living in it.

    Sorry, probably not what you want to hear. It's gorgeous but...

    What would put ME off viewing is bedroom two and the lounge. Bed 1 is fine and a small bed 3 is to be expected with loads of houses. However, I think that 7' 6" is too narrow for a second bedroom and 9' 2" is slightly too narrow for a lounge. That's just my opinion though and I know you can't do anything about it. Apart from that, I like the photos and I don't see that the pics themselves would put anybody off.
    So really it boils down to price - which has already been mentioned.

    Looks like a barn conversion, and if it's where it says it is, then there is no rural atmosphere because of the adjacent motorway.

    No parking issues, as these things are sorted by the developer , but living close to a similar kind of development, I know that doesn't prevent the [STRIKE]inmates[/STRIKE] residents creating a few of their own, despite the rules.

    And the rules that usually go with these places also put people off. They prevent slobs like me ruining the ambience of the place, but they can feel overly restrictive. Many cannot quite get over the communal responsibility thing, collective decisions etc.

    Apart from that, what others say really. Lovely presentation, petite and well formed, but I suspect there are issues beyond the property itself.

    As Doozer says, this isn't what you want to hear, and if you bought it 'new' a few years ago, you may have paid a premium price. Having sold two years ago after a hell of a lot of hassle myself, I know what it's like to make a significant reduction, but I suspect that's what you'll have to do. Sorry. :(

    Love the presentation, love the views, good layout. Neat that they have squeezed in an en-suite.

    Looked again, it must be location, does it even show up on Bolton searches? Does it have a Bolton post code. Is it really Bolton or is it just some houses that have been built near a random motorway junction. It probably needs to be advertised as a "Manchester commuting house, with excellent motorway access".

    There's no denying that it's a nice little house but it is way too expensive. That's the one and only reason for the lack of interest. 4 viewings since Jan is pitiful.

    I'm afraid that a 3% reduction in asking price is kind of pointless considering that it's well within negotiating distance of the original price. Anybody interested at £176k would have also been interested at £182k.

    I reckon that you need to reduce by a good 10%.

    It is a barn conversion and it's near the motorway junction. Very convenient but you can hear it ( although you can't see it). The wider surrounding areas to one side are not good, but the main road our road comes off is nice and it's not too far from over hulton which is nice.
    Parking is great and the dev is very private.
    Lounge is narrow but long. Bedrooms bar master are smallish but bathrooms are not a problem- we have 3 really good sized ones!!
    I need somewhere near 175. If I reduce more, won't people expect even more off my listed price, even if it is 'best price'?
    I have a new ea on it, for what it's worth...
