    What people offer is what people think it's worth. I have ahouse where people were offering low consistantly. We had plenty of viewings but realised we had to compromise.

    Another house we put on the market and sold it for full asking price. The Market dictates. If they think it's worth it, they will pay it.

    If you cannot afford to sell it for less than £175k, I suggest it's not going to sell? Rethink required.

    Unfortunately, the price isn't really determined by what you need, it's what it's worth. Seems very pricey to me for that part of the world.

    Also, if anyone did happen to want to buy your house from here, you can't really be using your EA's advertising (RM) and not expect to have to still pay their commission lol ;)

    It's a very sweet, nicely decorated house (where did you get that wallpaper in the main bedroom, btw?), but its close proximity to the motorway would mean it'd be eliminated from my viewings list. Definitely a no-go for me.

    It is definitely Bolton and it's not too far away from the hosp which has been why some viewers were interested.

    Should I consider part ex? Would p exing consider all the factors when pricing it ie it isn't an average house on a normal street- it IS more appealing than that BUT it is smallish and the motorway is always there.

    Once I'm through with this sale, I'm NEVER selling again.

    I did a search of 3 beds within a half mile of your postcode and came up with some of the competition:

    http://www.rightmove.co.uk/property-for-sale/property-29714881.html - four bed detatched for £149,995

    http://www.rightmove.co.uk/property-for-sale/property-30266027.html - three bed semi for £145,000

    These two are £30,000 less than yours as a starting price... yes, they are older but they are bigger.

    If you wnat to sell then you have to accept what the market will offer - if not, then you can sit and wait but you've said time is not on your side.

    You could rent it out and then rent in London but the rental values are very different so you will be out of pocket.

    You can't compare my house to the 'townhouse' because of area and build etc, but I do take your point! I think you're right, the Market for my house is small. It's either wait or reduce again.

    Part-ex seems to attract people that aren't really interested in selling their own houses. I have done it in the past successfully but this time, the quality of viewer was so poor, we changed the ad. It was just a waste of time.

    The people that wanted to part-ex all had totally overinflated ideas of their own houses - been on the market over a year or expecting to make a profit on a new build bought at the height of the market etc. and still wanting money off ours, or making the right noises but just not motivated to move. I think in the past where you might have been able to persuade people to move with a gorgeous house, there are too many barriers. It's not easy to move anymore.

    You might get lucky. Number 9 Moss Hall Farm Cottages sold for 250k six months ago, although others sold for less during peak:

    It is a very cute house but small. We bought a 3 bed for £110k less than 20 minutes away and although it's not a mews house, it's a terrace, it's a lot bigger than yours.

    Could you rent it out?
