    I disagree with this bit, I think the en-suite could have been sqeezed in a bit more. To me, it seems nice and large - but disproportionately large compared to the master bedroom ... thus potentially 'wasting' what could have been good cupboards/storage, or just a bigger bedroom to give more furniture options.

    OK, I was looking around the other side of Bolton not so long ago so I've probably got a bit more idea of the local market than some of the other posters - I agree that Farnworth is not comparable to Over Hulton.

    Yours doesn't come anywhere near the most optimistically priced property I've taken a look at. These are way more deluded...

    but... lets pretend I'm still looking and my search extends to over hulton. Your at the lower end of the price range I've been looking in. Pros - its got character, its not on a faceless 1970's housing estate, its got a bit of green space around it, its got parking. Plenty of bathrooms. Asking price is comfortably affordable. Cons - it doesn't look like its a driveway -allocated parking? for how many cars? we'd need at least 3 spaces so probably gets a no. what about visitor parking? No garage. Terraced - neighbour noise - wouldn't stop me viewing but would be a negative when comparing with the faceless 1970s detacheds. Lounge dimensions might be a bit "corridor" like. Bedrooms are small - I only need a 2 bed so maybe potential to knock-through but that adds cost. Master is smaller than I'm looking for but maybe able to get rid of ensuite or reduce its size to get a decent size bedroom.

    That's the thought process I've gone through with the 100's of houses that have been on the market in Bolton over the 18 months that I was house-hunting. My conclusion with yours would have been to stick it on my saved properties list and keep an eye on it. Its sort of what I wanted but not really - not quite enough to get me to view but interesting enough to keep an eye on. You're at the bottom end of what I was looking at price-wise so dropping your price wouldn't have tempted me any further. But there were other properties in that "sort of but not really" where one of the negatives was price - if they had dropped, I might have gone to view them. So if you reduce your price, someone like me but with a lower price band might decide that it is actually one to go and see now.

    If it helps, the properties on my saved list are slowly turning to SSTC and then being pulled of RM so things are moving. But some of them have been saved for a year now - it is definitely a slow market and buyers are reacting slowly and taking their time making decisions.

    You need to decide whether you need to sell at £175k or whether you need to sell before you move to London. It might be that you can't do both. If you need to sell before you go, drop your price sooner rather than later - it isn't worth hanging on to the last minute because things are moving so slowly.

    It's a lovely house and location looks ideal. I am from north Manchester too.

    I do wish though, that new home builders would stop giving us 3 bathrooms and tiny rooms....2 would have been more than adequate here. we are turning into a nation of toilet cleaners! some of the bigger new homes have more like 4-5 - which is crazy.

    It's absolutely lovely, but the small rooms would put me off, although i am sure you will attract someone eventually, as it is walk in condition. Would be a gorgeous rental though.

    The OP said three good sized bathrooms in one of her posts, I haven't got all day to verify this by studying the details!

    And my grumble stands - 2 bathrooms and one toilet, upstairs, downstairs, outside in the garden - is too much for a small house like this! Especially when the bedrooms are always too small to swing the proverbial cat in.

    And are we too lazy to walk upstairs to visit the bathroom now!

    I have clicked on all the links and looked at all as if i was looking to buy.
    OP your house caught my eye. Very nice. I wouldn't compare it to most of the other houses linked. If i looked at my area and the 3 beds on offer i could discount many instantly, terraced-not interested. no parking-not interested. on a council/ex council/ex pit house. not interested.

    I would expect yours to cost more because of what it is, it is more desirable.

    Anyway i am waffeling on and not getting very far.
    Your house looks lovely. i'll leave pricing to others as i have too many children running around to concentrate. The front room picture and picture 11 of the bedroom rang alarm bells.
    I see BED room..bed taking up whole room. I think a single divan, chest of drawers and a little bedside table would be better maybe?
    Can your front room pic be taken at a better angle? at first glance the sofas look like they dont fit. If its a long room can you not put the sofas on the long walls maybe.

    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    It's more about not letting random visiting strangers loose near your private space. I can't be alone in finding that every workman who quotes, or does some work, every salesman pitching, every visiting estate agent, every random person who has a requirement to be in the house always wants to use the loo.... and I feel really uncomfortable having strangers upstairs in my house.
