    I would suggest not to 'get rid off the dog' but ask your relatives to take him until you are sorted with reposession, new place and finally settle down.

    How would you feel if you stated NO PETS and found out that someone had gone against your instructions????
    well..this is true. I agree.

    my suggestion is to re-home dog at relatives/parents house and visit him there. until you find i place where dog is allowed

    I'm not personally a dog lover, but do myself have a couple of cats and several other pets pets including goats, chickens and ducks and until a bad spate of fox problems also had a few geese and turkeys too. :(

    However, I do rent out a house and stipulated no pets as I know they can be destructive and not all people are conscientious. I tend to leave my tenants alone as long as they pay the rent as they know where to contact me if they need to. I called round today as they had told me of a problem with their oven (so I'll be putting a new one in now) to be greeted by a small terrier type dog (I'm no expert) that wasn't there a few months back. I initially thought nothing much of it until I went inside, at which point my heart sunk. Quite apart from the 'typical' dog smell (always discernible to none dog owners) I saw the carpet, which was only a few months old when they moved in and of a decent quality was ripped to shreds in several places... and that was only in the rooms that I saw in on the way to the kitchen to see the oven. When I go back next week with the new oven I'll have to do a more formal inspection but I'm somewhat at a loss about what to do now.

    I don't want to appear heartless and insist that the dog goes and is there even any point in giving them notice to leave; the damage is done, the deposit of one months rent won't cover the carpet being replaced and heaven knows what other damage there will be. :(

    Clearly there are many dog lovers contributing to this thread so I'd be interested in the viewpoints of them as well as those that don't own dogs (tiggerrabid's view I'm certain I know and am not terribly interested in!). Should I look to try to increase the rent to compensate to some extent or get further deposit money, although I'm sure that won't be easy?

    Stand up to the LAs. Enquire about all properties you like the look of, whether they say "no dogs" or not. Tell the LA that you have a dog, you know the clause is there, but you would like them to ask the LL if they would be willing, given that you are offering increased deposit, etc etc. If the LA says no, ask why not? Remind them that it is the LL's property, and the LL's decision, and that the LL has a right to know you are interested in the property. If you can use Property Bee to find places that have been on the rental market for a little while and haven't been snapped up, you may find LAs and LLs a bit more willing to consider you.

    Tyre performance in the wet deteriorates rapidly below about 3mm tread - change yours when they get dangerous, not just when they are nearly illegal (1.6mm).
    Oh, and wear your seatbelt. My kids are only alive because they were wearing theirs when somebody else was driving in wet weather with worn tyres.

    I have never gone through a LA I have 2 dogs last place I was in for 8yrs where I live now 5 yrs I have looked in shop windows for adverts and Local Newspaper, this is where most L/Lords Advertise. I have never had to pay a deposit or have a credit check. I have found this the best way to find a L/Lord as you can have a long chat with them and sort things out between you, as going with a LA just complicates matters and they are not all as honest as they should be. I do not live in a dump,I have a lovely very large flat on a promenade overlooking the sea.

    As a LL, after your inspection I'd tell them that they are in breach of their tennancy agreement by having a dog but that you are OK if the dog stays but you have seen damage already and would they undertake (via a new clause in the lease) to replace the damaged carpets when they leave, have a professional clean (probably already in their lease) and increase the deposit to show good faith in the agreement.
    I don't think there is much more you can do that might give you a chance to recoup the damages already done.
    Give them the chance to behave well first is the best policy - though hard to keep faith in I've found!

    In my let house I got so fed up with having to replace carpets between most tenents, with or without pets, that I had the whole house quarry tiled and let it like that. The LA says it is cold, the tenant described it as having a concrete floor! But it is clean and rugs are easy and cheap to find. Outside the UK tiled floors are more normal.

    well ive spent an hour in the letting agents yesterday, this is one i havnt been to see before, he was great and has said he will find me somewhere to live as there are many places closer to town that have been empty a long time so would be more willing to take me and my dog. this is his plan first to cover my fanacial state - offer 2 months rent upfront instead of 1. then with the dog a larger deposit, full cleaning & carpet steam clean plus alowing a monthly inspection. Im quite happy with the plan but thought ild ask for your opinions. I have also specified that there should be no carpets downstairs (my dog does not go upstairs - i have a safty gate) and to not have some immaculate lawned garden as im not a gardener and my dog will damage that.

    I would be quite happy with that, so much easier to keep clean, and you can get rugs that are near the size of a room that are cheeper than carpets so just replace when needed. i think its a brill idea :T

    she is not a mutt, please give up. i have reasons why my dog is so special that are no concern of yours. would you like it if i told you over and over to get rid of your kids (if you have any) its not nice. I understand that having no dog would be easier and cheeper in general and with renting, but surely it is my choice to have a dog and i am happy with that situation and willing to work with a letting agent/landlord to overcome the issue. if you dont have anything constructive to add to this post then please stop posting
