depends on how often you bath your dog and what efforts you make to keep a clean home, i do my best but would never sit here and say my house doesnt have a "doggy" smell to it but as all the furnishiing would be mine and i am offering to have the house cleaned and carpets steam cleaned at my cost i would not expect any smell to be left once i am gone.0

Well obviously you can't get rid of your dog as s/he's a family member. But probably the agents just say that as standard lease clauses.
As a LL, if someone asked me specifically and would also add the cleaning guarantees you offer I'd have no problems. I think you have to get past the agent's default clauses and get them to contact the LL direct.
Holiday lets are similar in my experience. If you ask individually, it's accepted about 50% of the time.
