I would think the chances of a S21 at the end of the AST would be very high if the LL was not asked about the dog beforehandThis is a system account and does not represent a real person. To contact the Forum Team email forumteam@moneysavingexpert.com0

Interesting thread OP, we seem to be in a similar position at the moment. Completely out of the blue, OH's boss announced a company takeover and he was given the option of redundancy or relocation. We have no choice, there is no work here, we need to relocate. Our finances mean we wont be able to buy in the new area, at least for some time so we're actively looking for places to rent. We have a lab which is making things difficult.
The eldest has various disibilities and doesn't cope with change of any sort, the move will be a nightmare for him. The dog is his companion, it is as much part of our family as our kids are. The interaction with the dog is important to his mental health, he has no friends and no life, the dog is his company.
We're a very quiet (think boring!) type of family. We're responsible people and responsible pet owners. Our dog is trained, isn't allowed on furniture, doesn't bark, is very docile and generally is no more of a problem than a kid would be.
I can obviously understand the dilemma posed for landlords and it's difficult to know just what type of person a tennant may turn out to be, but our family (with dog) is a much better prospect for a landlord than a family (without dog) who may have young hashy toddlers and a less than responsible attitude.
I was glad to see libbyc3's post, I may start ringing round rather than automatically just moving on from a 'sorry no pets' advert.
Good luck OP, I hope you and your furry friend find a new home soon.Herman - MP for all!

No not time off the month:rotfl:
Just annoyed that people think lying and being deceitful is acceptable. If a spot check on the flat is done and the animal is found there, then i'm sure they will be out sharpish on their ear obviouslyACHIEVING THE AIM SINCE.........0 -
ok first of all THANKYOU to all of you who have posted you have given me alot to think about. so time to claify a few things. i am a very responsible pet owner i even work with dogs and the rspca, my dog is not left for any prolonged time as she come with me to work and whenever possible. She is a bullmastiff very big and slobbery, but she is now quite old and gets up to very little. I am not comfatable in any way about lying about having a dog but my oh possed it as an option so thought ild get a few more opinions on the matter. I have already offered a huge deposit and all the cleaning you can think off - the part that makes me mad is the letting agent wont even call the landlord they just decide for themselfs that they wont take a dog even though the property details dont say no pets. i fully understand landlords saying no dogs - i have seen the damage they can do, but my dog has never damaged anything in my house. I am going for un-furnished so would not be anybody elses furniture getting dirty ect by the dog. I love my dog and she is like a child to me im am not in a fanancial postion where i cant afford my dog so would not get rid of her. i will find the elusive pet loving landlord if it kills me. thankyou for the hunting tips i will give them a try and also maybe lower my expectations as i would be willing to live in a less desiarble house/area if it gets me a home where i can have my whole family. I have already given up my ferrets as i knew this would be a step to far for a landlord as they stink but NO way will i give up my dog
Again thankyou for the replys xx
