Looks all OK, but the clawback clause seems really odd....

I buy the house and grounds.

Later I decide to apply and get planning for another house on the grounds.

I have to pay you more money for the plot?

I think you have made an error. You can't use the words 'celebrity lifestyle' when talking about a property in Leicester.:D (I can say that as I am local).

Like the matching knife blocks in the kitchen? 'Cos they wouldn't move the same block from one side to t'other, would they? That would be silly.
