Going to keep up with this one as we have 3 agents coming to view the house on Friday to price us and hopefully we'll be on the market by mid next week!
We've also done the tidy as we go thing. Ignoring the built in wardrobe in the spare room (I will tackle this soon, promise!) every other room has been organised throughout and most things (stuff we wont use in the next 6 months) has been boxed and is living at the mother in laws

hi all,
Things are moving really quickly now. Draft of the details arrived to my email account at midday. I checked them and returned them within the hour. I then had a call from one of the women in the office to say that she wants to look at the house tomorrow at 1.30pm so she knows what she's selling. Just had her call back to say that she's going to come and look at 1.15pm because she arranged our first viewing for 1.30pm!!!!! We're not even on the internet yet and I had expected a few more days to tidy the place before anything happened :eek::eek::eek:.
So, having spent most of the day so far sorting out the paperwork (now have a really good system in place :A) I now have a LOT of cleaning to do. Fortunately Mrs Ging isn't working tonight so we can both tackle it together.

We are on rightmove :j:j:j
First viewing was today at 1.30pm. The guy (investor) was very positive and just kept saying 'gosh it's big' :beer:. I left him to walk around so he didn't feel pressured by me and heard things like 'hmm, this is a real contender' and 'this is going to get snapped up'. I'm trying not to get my hopes up but I hope that he's right!
Sadly though on the other side the house I was most keen on is now under offer
so that only leave me with 43 others to choose from :rotfl:.
Some boxes arrived today too so I'm hoping to get going with some sorting/packing. We have another viewing at 5.30pm tomorrow so i will need to clean up (the kids have been home for 2 hours!).

That's great! I've bought some to get started with for £28 but have no intention of payign for any more. Asked friends to keep any they have and also will get a load when my friend moves this week - hope she unpacks quickly

Afternoon all,
2nd viewing today at 5.30pm so need to do a bit of sorting first. I want to hide all the boxes somewhere so that the prospective buyers don't get the idea that we're desperate to sell

The blocked doorway in the 2nd bedroom is being skimmed over this afternoon with the plan to paint it at the weekend if it dries out in time.
Two of the kids are off school today so any progress on anything has been slow! Have managed to arrange for our energy cert to be done tomorrow. Also noticed that another house has come on the market under the £250k which looks promising. Spoken to Mrs Ging and agreed to arrange to view it in the next couple of days.

Packing is off to a start. I've packed a box of novels that haven't yet been read (and are unlikely to be in the next few months), DVD's that we have watched but can do without for the time being and a box of stuff given to my son that he is too young for at the moment. Hidden the empty boxes under DS3's bed and in our wardrobe!
Friend is here now doing the plastering and kids are occupied by the TV which for them is a privilege seeing as they usually only watch about an hour a week!

Feedback from the first viewer was that as an investor he couldn't see anyway he could make money form the property as we have already done all the work needed!
Positively though the mortgage company has agreed to the mortgage which was a bit of a concern as I'm self-employed and you never know if they will go for it or not.
The energy assessor is around at the moment. I'll be quite interested to know what he puts the house at. Based on my energy bills I'm guessing it won't be that good!!!
Also, interestingly the estate agent from the first house we view a fortnight ago rang us and asked if we would still be interested in the property. It needs a LOT of work and I expressed that as it's at £300K and our maximum budget is £330K we could not afford to buy and do the work needed. he then asked us if we would consider putting in a cheeky offer and seeing what happens. Basically I think they are desperate to sell it, it's been on the market since before xmas (tree and snow in the pics!). He suggested putting in a suggested offer of £275K which I agreed to but I seriously doubt that they will go for it at 25K off - would you??!?? Still if they were prepared to come down some and we got a good offer for ours then it may have become a strong possibility again.
