Just have done. The trick is not to bother wading through all the calculations, because checking them takes ages, and it's almost impossible to work out exactly where the person has got all their numbers from, but to see if there are short cuts with the interest rates. The bottom line is that it could never be worth borrowing at 11% to reduce the balance on a mortgage at 4.35%, no matter how many calculations you do. He's quite right that paying off early reduces the total interest, but if he can afford to pay off that 11% loan over a short time, then he'd be better off OPing the mortgage by the same amount over the same timescale.Starting again 13/4/19Home loan 1: £21,102.50 Home loan 2: £7,698.99Total owed: £28,801.49

Thank you! My brain was telling me this but on the other hand I had got myself in a pickle thinking that £15k over the life of the mortgage was worth more. Maybe something to do with compound interest. I'm going to stop thinking about it now.Slow progress is better than no progress.
