    We have been on the market since beginning of January, just outside London (Surrey) so prime commuter belt, and we must have had around 30 viewings by now, and 2 silly offers. All the EAs who did valuations assured us it would sell within a month, as we're in a good area for schools, walking distance to train station etc. We have dropped our price by 20k recently, from 320k to 300k, and still aren't getting more viewings than before.

    It's incredibly frustrating as we've seen how other very similar houses in our road have sold over the past 6 months. Eg. our neighbours sold for 312 last summer, a house down the road sold for 310 in February. The only difference is that we have a fairly long, narrow kitchen, plus two other reception rooms - the kitchen seems to put people off. In those two other houses, they had knocked the kitchen through to the reception room - so making only 2 rooms downstairs but an open plan kitchen. We don't understand why people viewing ours don't see the potential to do that.

    Another house on the road sold in December for 275 but it was *very* run down. So we feel ours is actually quite a bargain for this part of town. There are other houses nearby at a similar price but they are smaller, terraced instead of semis, etc etc. There is nothing very similar to us within this area, so that's possibly doing us a disservice as buyers can't make the comparison.

    Some people compare us to houses 2 miles away, and then say we're overpriced - but those other houses are cheaper and/or bigger than us because they're not in walking distance of the station, or in a scummy area, etc etc. It baffles us that buyers can't work this out for themselves.

    It is VERY frustrating, especially as we need to move to another part of the country for work reasons. :(

    We`ve only had 1 viewing in 6 weeks and the lady viewing hadnt yet sold her house, my husbands wants us to drop but I an not keen as we`d be cutting it to the bone for our next house, I am really down about this, Our EA said its just the market ATM and to drop the price, just to get people to view, but as OPs have said, this might not work.

    Our house has been on the market up here in rural Scotland for about 7 weeks-not one viewer. I am getting very frustrated about it but EA says that is normal for this area and we just have to be patient. I am trying to keep the place in tip top condition but its getting a bit desperate.

  • I'd be very interested to hear of more peoples experiences with viewings.

    We have had 3 in 6 weeks. None of them liked it.

    Well we've had 5 so far (since last Thursday) and got 3 more tomorrow.

    As I said in my previous post, we've part ex'd on a new build, so until we move house we have to do the viewings for the builder.

    The price that the house has gone up for is a bargain, which I think is what is stimulating the activity, however, the agents have told me that people are still trying to put cheeky offers in!

    After resigning myself for a long wait and sitting back and enjoying the house we're in, we got a call for a viewing tonight!!!
    People are telling me not to get my hopes up but I'm being positive and hoping for the best. Fingers crossed it all goes to plan :j

    Horrible isn't it? You don't know whether to expect nothing and not be disappointed, but then you worry that you're going to cheat yourself out of a sale if you aren't positive about viewings, but then if you are positive and they don't want it, you come crashing down from a great height - especially if viewings are few and far between.

    We're averaging a 1-2 viewings a week. We dropped the price by 5% last week (to below our own bank's valuation) in the hope that it would expedite things and it was the first week that we've had no viewers! Everyone loves it, no one wants to buy it unless we'll part exchange houses that aren't much different in price from this one - pointless. From speaking to the EA, we can only fathom that two viewers have gone on to try and buy anything at all.
    Everything that is supposed to be in heaven is already here on earth.
