                    Hi people,
We put our house on the market a week ago and have yet to get a viewer. I'm being impatient, I know, but rather naively imagined people calling as soon as our house went on right move. (hahaha I hear you cry!)
It's in great condition but we aren't ftb territory rather second house so I'm guessing it'll be a lot slower.
Just wondered how everyone was getting on with people viewing? And, if you have sold, how long it took.
Are you getting any biters or is it the sound of silence?

            I was the same expected them to be knocking the door down reality was it took 2 months before our 1st viewing and we have been on the market 5 months now with 3 viewings. We are not letting out our house. Good luck.0

            So far I've had one viewing in three days of being signed up with an EA. I must admit I was pretty shocked, and wasn't expecting anything for a few weeks at the earliest. The ad isn't even officially live yet.0

            Five and a half weeks and ony three viewings. I too thought we would have a rush of initial viewings. We have already dropped 40k. This is driving me mental. Husband says he's heard you need on average 10 viewings to get one offer.
 Patience is not my strong point. I think I am prepared to just keep on dropping until we get a nice rush of viewings.0

 You could drop the price in half and you still wouldn't get "a nice rush of viewings".
 It's taking 6-12 months on average in most places to sell a house nowadays, because there are so few people able to get a mortgage.

 I've seen wrecks come on and go, in just a few weeks because the price is right. Equally there are lovely properties on a silly asking prices that have sat on there for years.0

            You may not want to hear this but....
 House went on Rightmove at 2pm on Thursday last week, 2 viewings on Friday, 1 on Sunday and a full asking price offer on Monday!!
 We can not believe how lucky we have been, fingers crossed it will go through without a hitch0

            Price has everything to do with it.
 Not necessarily your specific price, but the market as a whole has risen way above what people can afford and above what banks are willing to lend on.
 Drop your price further to try to increase the pool of potential buyers, or keep as it is and hope to lure in one of the few who are viewing your property.0

            Went on last Wednesday. 1 viewing Friday, 4 viewings Saturday. 3 offers all within 97% of asking price.
 Seems a little too easy so far.0

            I think location and price are equally important. People aren't buying cheap in 'up and coming' areas, or compromising on areas in order to get on that now defunct 'property ladder' like they were. If they can buy in a popular area or road, they reduce the risk of it not selling when they come to try to sell it on.
 Not saying prices haven't dropped in those areas (I've taken a huge hit), but it's not taking that long to get a buyer. Have had two buyers (first one fell through). Had around 4-8 viewings both times I think and sold within 3-4 weeks both times. Things generally move very quickly in my road and the three roads around it. I'm in East London. One house sold last year within an hour (before the for sale board could go up) - and one sold a couple of weeks ago within the week.

            House went on market, six viewings inside five days and an offer in on day six which was accepted. But house is in ftb/investor territory so think I was lucky.
 I have a friend not too far away, same type of house, who hasn't sold after eight months on the market.:eek:0
