Price has everything to do with it. People are generally able to get mortgages for 3 - 4 times salary if they have deposits.
So, assuming buyers have a 10% deposit and lending is at 3.5x salary, if your house is priced at £200k, you're generally excluding people earning less than £50k-ish. If it's on for £100k, people earning £26k-ish and over have a good chance of getting a mortgage for it.0 -
I'm finding this thread really interesting. Obviously things are very different depending on what part of the country you are in.
I hope more people post with their viewing experiences, as it does give a bit of an overview of what is happening.
I'm finding it miserable and stressful just waiting for those elusive viewing bookings.

Depends where in the country too - salaries differ so much, so does house price. There wouldn't be many houses for sale at £200k here, let alone £100k - would probably struggle to find a small flat at that price, yet elsewhere you could get something huge for £200k. We generally get paid more in London, but then our property prices are more expensive. Swings and roundabouts...

We've just had our second (cheeky) offer rejected - It was a wreck, probate job. No heating except an open fire, no oil tank, no gas connection, re-wiring done badly 20 years ago etc. EA says other offers are there so we've decided to walk away from it. If it still isn't sold STC on Rightmove in a fortnight we might come back to it.0

There seems to have been a flurry of activity here, houses which have been for sale for ages have now sold. It's the ones which need slightly too much work for the average FTB too... I.e you can't paint it magnolia and live with it until you save up for a new bathroom.

Of course it is everything to do with price.

Our has been on market 3 weeks started at £140 now we have reduced to £129k still not a viewer its in good area and cheapest on estate its a 3 bed semi with large drive new kitchen and bathroom, good size garden - finding it very frustrating! Anyone want to buy it???????0

Although I agree that its to do with price and location, it also has to do with your agent. For example, I called up an agent over a week ago about viewing a specific property that had just been reduced to within my price range. They made me register with them but advised that one of the sales team will call me back to arrange a viewing. I am still waiting for that call. I live locally to where the property is and went to have to a look outside, and I was put off by a number of factors. So maybe its a good thing that the agent hasn't called.
