A quick example:
I saw a semi that I liked on Rightmove last week. Price £180k. Checked previous sold prices. The identical place next door in a very similar state of (dis)repair sold for £150k in 2007. This one is therefore priced 20% higher. Am I going to view? Erm no thanks.0 -

My house was put on the market in October, I had three viewings in the first week, then nothing since.
I will give it another 6 months then that's it.
I am only moving to downsize from an upstairs downstairs to a bungalow but I think I would be just as well buying a stair lift.0 -
We've been on the market for eleven months - and I'd say that the last two months (February and March) have been the busiest out of that whole time for viewings. The market has definitely picked up for spring - but then it was completely and utterly dead for the whole of November and December, so that isn't actually saying much.0

To back up DannyboyMidlands, mine is currently listed around at the same price I paid for it in 2005, even though it was valued 10-15% higher than that during 2006-2008.
So is mine, but we have been on for 5 months with 3 viewings, so its not always the case DannyboyMidlands. We have also put a brand new kitchen in. Ours was valued in 2007 at 20% more than its on for now. There are so many more things to take into consideration as well as price.0 -
Not really. If you dropped the price to £5 then somebody would buy it tomorrow. So somewhere between £5 and the current asking price is the pricing point at which people become interested. If you want to sell then drop till you reach that point.0

No that was not my point. You were sure the reason the other poster sold was due to the fact she was priced correctly as per her 2005 bought price. My point is its not just price but a lot of factors. Area, FTB's houses, choice of properties, catchment areas, potential for re-sale etc..... yes price is a HUGE factor but even priced competitvly and the cheapest in the area is sometimes not enough, as in my case. It still is takin an average of 1 year or so to sell a house.
As for me, im letting the house so I am out of it. Its just for others to also be aware there is so much more to it an to be very careful choosing where you buy. As for keep dropping the price until you sell, that also is not an option for everyone and is not realistic a lot of the time. Not evryone has enough equity to do that, its hard at the moment. My friend in the village who sold her house last year sold it within 2 weeks but left the buyer waiting a year until they found a house to buy!!!! Crazy.
Writing from Scotland, I find this amazing from two points of view - one, that the seller has the gall to do this, and two - that the house buying and selling system in E&W allows this to happen.
When an offer is made in Scotland, it specifies the price to be paid, and an entry date - on which the seller will give possession to the buyer.
When the seller accepts the offer, they to all intents and purposes accept the entry date as well. Whilst it can change in negotiation, once they get to the stage of concluding the bargain, that's the date set in stone. There's no scope for the seller to mess the buyer around in the manner described above. Anyone who tried to amend the entry date to the extent of a year would find their buyer walking away.0 -
Unfortunately the current market conditions make buying a property very hard. The banks are being very tight fisted with their money and the days of 100% mortgages are gone, but may return at some point.
Hang in there, and give it a couple of more weeks.0 -
