            Nixx thats a really interesting thought - im sure i could sell my house much quicker/better than my agent and yes i think a call to them pretending i am a would be buyer may be worthwhile....

            I don't know about where you are - but the house we bought, and the other one on the same street took at least 2 years to sell and went last Oct/Nov in the end. Now there seems to be the spring surge in stuff hitting the market and the for sale boards are popping up at a rate akin to daffodils in the local park - not sure how many viewers there are about, but a lot of people seem to have suddenly gone on the market so probably diluting the pool of viewers (I know when we were looking there was only so much estate agent we could take in one day).Little miracle born April 2012, 33 weeks gestation and a little toughie!0

            Interesting thread.
 In my area, the market was very active in the autumn and even right before Christmas. Strangely there isn't much coming up now but asking prices have gone up, I notice (Hampshire/Surrey).
 With regards to price vs everything else, I think it is not so much price as value for money. 3-beds here are around 300K asking price in a desirable area but there are also 3-beds at 260-270K which are tiny, so they are not selling fast. But mainly houses that have been hanging on the market are those offering poor value for money - i.e., OK, it is detached and has a garage but is it really worth 390K if you can get a semi-detached with a garage at 320K, with exactly the same square footage and number/size of bedrooms?
 This is what bothers me most about our area (or is it typical?): I am looking for a spacious house, I like space and don't mind paying extra. But if an average 3-bed is 300K and you would like to have some additional nice things on top of living room, dining room and 3 beds - such as a family room, or a fouth bedroom, or an office space, or just three double bedrooms instead of the third boxroom - then you are looking at paying 425K+, because houses between 300K and 400K will be very similar in terms of layout and size but some will be priced way higher because of a garage, or being detached, or being "rarely available" etc.0

            My area (Brighton) is driving me (as a buyer) bonkers - good stuff is getting snapped up,though it's not clear yet what's happening with prices (I think asking prices are still grossly over inflated...but it's not clear if vendors are getting those or not). There's then a second layer that seems to hang around for 6 months+, often with little movement on asking price.
 Doesn't seem to be a paucity of buyers either - every viewing I've been to has either been a busy open house, or there have been others before and/or after me.0

            Well it looks as though we've got a mixed bag going on.
 Well done to those jammy bug***s who have sold in a week and I'm drowning my sorrows for the people like me who are jumping everytime the phone rings!!
 We live 'up norf' and the area we're in seems pretty slow with ftb style houses selling but our house is next rung up the ladder. Unfortunately for us we're moving to (as the estate agents tell us) 'bomb proof' Harrogate where houses are getting snapped up in our price range.
 Anyone else annoyed with the new budget announcements encouraging ftb to buy chain free new builds....grrrrrrr

            Interesting thread,
 I have two EA coming round next week to value my house as I'm thinking of selling, houses in our village tend not to hang around for too long unless they are overpriced, the only problem is trying to buy one that next step up, as not many come on the market so you have to be really quick. so you have to be really quick.
 My friend in the village who sold her house last year sold it within 2 weeks but left the buyer waiting a year until they found a house to buy!!!! Crazy.
 My house is in need of a new bathroom and kitchen tho, altho tbh i have lived with it for 7 years so i'm sure that others could, I'm just hoping that won't put too many people off!0

            I've Part Exchanged my property as I am buying a new build, but I still need to do viewings until I move out and we have had 1 last night and 3 arranged for Saturday!
 It's up with two agents and its only been on the market just over a week and it isn't on Rightmove yet with one of the agencies (who have already sent someone around - they must have a hit list who they call when certain properties come available)
 It is conservatively priced, If I was selling it myself, I would have liked at least another £5k on the asking price, which is 5% so it shows that a decent price will spark some initial interest, but obviously until it's SSTC then all the viewings in the world wont be worth a thing.0

            Come on people, it's not rocket science. If you are not getting any viewings then clearly your asking price is too high. You will need to drop it if you want to generate some interest.
 I'm a potential FTB with money burning a hole in my pocket, mortgage offer in place and ready to go. There just aren't many places priced realistically and anything that is flying off the estate agents books. If I, or anyone else for that matter, see an add on Rightmove, check the price and it's above the 2007/08 bubble level then there is no point in viewing it.0

            To back up DannyboyMidlands, mine is currently listed around at the same price I paid for it in 2005, even though it was valued 10-15% higher than that during 2006-2008.0

            In that case danielley, yours would be one of the rare few that is priced realistically and is exactly the type I would view. No wonder it sold easily. I guess that at the end of the day it depends on how serious the vendor is about moving. Hope you enjoy your new place.0
