  • Potential for expansion = extremely small property
    Desirable neighbourhood = overpriced because the neighbours have extended and have flash cars
    Up and coming neighbourhood = don't go out alone after dark
    Studio = you can answer the front door whilst sitting on the toilet

    If your customers are all business people (and hence being able to rec laim vat) then you might be ok putting your prices £X - ex VAT. But for companies who deal with real people the VAT should be included.

  • On the VAT thing - with many properties taking longer to sell than the VAT seems to remain at the same level, a VAT-inclusive quote may not then be the same as the final price & then we'd have hundreds of threads on here moaning about that. When I started selling VAT was 15%, when I finally sold it was up to 17.5%. So what I had to PAY the EA went up - what they GOT remained the same. If you've read the small print (and it wasn't even small on the quote that I got from my EA), then at least you know this.

    "premium listing" = vendor has agreed a stupidly high commission rate

    If they don't say £xxx + VAT then it is correct to assume it is included. They can't later go back and add it, check your contract carefully.
    Saving for an early retirement!

    'Just needs a lick of paint' = 'You need to sell a lung and kidney to be able to afford the work needed to get it to a live-able standard';

    'This will be snapped up at asking price' = 'We're desperate for a buyer who pays over the odds for it, and you may well be that muppet';

    'The seller's open to some negotiation, but won't accept silly offers' = 'Pleeeeease make an offer, any offer, and we'll twist your arm to go even higher by creating a phantom bidder'

    'There is already a lot of interest in the property so get in there quick' = 'So that we can make you bid against yourself'

    'We've found a property that's perfect for your needs' = 'It's too far, too small, too ugly, completely unsuitable for you but we need to boost up the viewing stats'.

    I don't think its unusual for services to be quoted excluding VAT but I think they should have said 1.5% plus VAT. When I asked for a recent quote on a car repair they stated £xx + VAT.

    Sainsbury's is quite different since the majority of the bill (food) is likely to 0% VAT.
