How often is too often for an inspection (Renting)

  • Cor blimey this opened a can of worms didnt it! I dont come on here enough! Woah!

    In terms of maintinence, overall bar a few issues when I first moved in I rarely have to contact them for anything maintinence wise but if an issue arises I contact the LA immediately! I dont wait until and inspection and discuss it with them then!

    I'm currently looking to move, easier said than done around here, but the other LA in the area I have spoken to are all telling me its a yearly inspection not 3 monthly so thats good! What bugs me is that its not in my contract that they will inspect every 3 months, I've read it time and time again to see if it is and its not, it mentions nothing about inspections.

    I cant believe some peoples experiences though with landlords telling them toy boxes are untidy etc!

Just had ANOTHEr email requesting an inspection, have replied saying I dont believe they should be so frequently and that at present whilstseeking another property all the other LA in the area tell me they only inspect yearly etc. However have a feeling they will come back with the crap they gave last time which is we do it for landlords blah blah blah.

    Is there any legal document etc that states I have a right to the quiet enjoyment of my home that I can use if they come back saying they want another inspection AGAIN! ?
  • Google "quiet enjoyment" or invite your letting agents to do it themselves. I'm not certain but I think some of the legislation has been quoted in this thread.

    If you don't feel the need for yet another inspection just write and tell them so.

    (a)he does acts likely to interfere with the peace or comfort of the residential occupier or members of his household, or

    (b)he persistently withdraws or withholds services reasonably required for the occupation of the premises in question as a residence,

    and (in either case) he knows, or has reasonable cause to believe, that that conduct is likely to cause the residential occupier to give up the occupation of the whole or part of the premises or to refrain from exercising any right or pursuing any remedy in respect of the whole or part of the premises.

    these are quarterly inspections that are part of our management service to the landlord, the last one should have been in November, unfortunately it took a long time for someone to come back to me after leaving several message to book the inspection in, now the quarterly inspection is due again in Feb, and the one after will be in May.


    I'm going to the council housing advice centre anyway today as I'm sick of this and want to get out of here as soon as possible so going to see what they have to say, if anything. And then I'm viewing a property later and then hopefully I can give her the two fingers basically, ok not literally but my response can be fine come and inspect but I'll be leaving on X date anyway. *fingers crossed*!
  • They are conducting these periodic inspections mainly for the fees they can charge the landlord for doing them. In your situation I would write and tell them that you will be in touch when it's convenient for them to carry out the next one. And then never confirm when that might be.
  • I feel that the tenants are taking inspections personally without looking at what should be the positives and also the obligations of the La and LL.

    I run a letting agency, we operate a 3 monthly inspection routine as standard and contractual with the LL and we are not interested in what your laundry is doing or whether the bin bags are out the back. Our primary focus is safety for the tenant as we and the LL have a legal obligation to ensure the property is 'fit for purpose'.

    As with any property, things can break or need replacing often.We look at the dangers that these can cause as well as property damage too, roof's, toilets, sinks, tiles etc.

    If you have a good La, have built a relationship then an inspection should be quick and easy and at a time that suits the T, which means that 'Quiet Enjoyment' shouldnt be an issue.
  • I inspect both my properties weekly, as per their tenancy agreements. Neither tenant find my visits to be intrusive. In fact, they ply me with coffee and biscuits. Mind, both are family members. Those 104 visits plus lots more to collect the rent at each add up to a great deal in travelling expenses which (coincidentally, of course) are tax deductible. Lovely jubbly, as Delboy used to say.
