How often is too often for an inspection (Renting)

I've been in this property over 18 months now, initially every 3-6 months the letting agents wanted to inspect, thats been getting more frequent. To the point that the last one was in December and now they want to do one again, this is taking the p**s surely. I'm sure theres something about peaceful enjoyment of the home is there not? I'm planning to move out as soon as possible anyway and this being one of the key reasons, non of my previous letting agents have ever done this. Am I alone in thinking its taking the mic or not?

    It certainly is taking the mic. Unless there are repair issues, they really should not be doing this. As you say, quiet enjoyment.

  • Too often is more often than the tenant wants inspections.

    It may be that the agent promises the Landlord frequent inspections - indeed they may be charging him for them. But that's the landlord's &agents problem , not yours.

    Tell them dates you are happy with.

  • Yeah when I spoke to them last when a repair did need to be done I told them I was considering moving due to their customer service and because they take the pee with their inspection frequencys and they were like well thats what our landlords sign up for. Thing is theres nowt in the tenancy saying they will be coming in frequently so it came as a complete suprise!

    Do you have the LLs contact info?

    As others have said, you should put it in writing that you view the frequency of their inspections as intrusive. If you have continuing difficulty with them over the issue then talk to the local Council's tenancy relations officer (private sector housing)

    out of interest, our landlord inspects every 3 months, on a date which is non-changable, always a wednesday and so we can never be in. And we never get letters to say everything is ok, just a letter if there is a problem. Can we just ask/tell them not to inspect? It drives me mad that someone is in my home without me being there.

    Every 3 months is about right.
    I bet you'd think it was if you owned the house.
  • Normally its only 1x per year (Maximum).

    Many landlords/property letting companies (such as mine) only do 1 every 3-4years.

    Are they coming to inspect recent repairs being done to the property? That sounds a lot more reasonable than just very frequent routine inspections?
  • My last landlord came every two months, would be late and whined about everything. They even made us have a reinspection because we'd left a black bag of rubbish by our back door to be taken up to the bin later. Hence I now live in a house I own, I couldn't stand having to live like that, it gave me the kick up the backside to buy.
