I think it would be fair to have an inspection say 3 months after a new tenant moves in, just to ensure that they weren't wrecking the place. After that I wouldn't bother unless there was a reported problem (assuming there were no major problems at the first inspection). I certainly wouldn't feel comfortable about doing an inspection without the tenant present. I think that's just asking for trouble.0

Sometimes it seems to me tenants are a whole lot of trouble as a class of people. They don't want any responsibility, want everything their way, but are quick to demand their "rights" when things go wrong.
Aaah yet again - another landlord who views their tenants as scummy parasites who take the mickey by daring to pay rent and expect to live in a watertight, decently maintained property in return - how dare they! It's scummy landlords like this one that make me now eternally grateful with every mortgage payment I make (note: I know the regular decent ones in here are not in this category).
As for inspections - we've had everything in the time when I was an aforementioned scummy tenant to be viewed with suspicion and disdain from 3 months, going to 6 months, going to whenever we remember to do it as a tenancy went on and they took the hint I wasn't going to trash the place, to none at all, to three months - on the dot - whenever the computer decided to spit the letter out. In all cases I've inisisted on the timing being rearranged to one where I could be in the house, and in a couple of cases I've asked for three-monthlys to be pushed back to the following month for various things like Christmas or a "we're about to hand our notice in as soon as our house purchase is confirmed - is it really worth doing a 3 monthly inspection when we'll be leaving sooner rather than later anyway" that they were quite happy with (saved the letting agent a trip to the very edges of their working area).
I get sick to death of people viewing tenants automatically as scum though - especially landlords who have the power of a roof over their heads. If you want to rent a property and have people paying your nice little investment's mortgage and to treat the place right - then YOU damn well have a responsibility in return to keep the place liveable and maintain it for them. Yes they've got berluddy rights - they're paying for the flipping service of living there... would you expect to get blasted in a restaurant for asking for a fork with your meal as "ooooh I'm sick of these diners they expect all these rights and then they eat the food as well". End of rant but you're a total prat landlord of the type that make many people's lives utter hell.Little miracle born April 2012, 33 weeks gestation and a little toughie!0 -
never had a LL/LA who did an inspection.... if there were any maintenance issues, i'd get in touch with them... i wouldn't tolerate someone nosing through my home that often. i may 'only' be a tenant, but this is my home until the tenancy gets ended by either party.:happyhear0

This is blatant harassment and breaches the tenants right to quiet enjoyment. Is this mentioned in your tenancy contract? If it is and your tenant has agreed to it then fair enough but if you took legal advice, you will be advised that this is an unfair contract term and the court would not enforce it.
You obviously have no respect whatsoever for your tenants but expect them to respect and obey you. You give good landlords a bad name.0 -

Just because its in the contract doesn't make it fair and reasonable and doesn't mean it is enforceable. I guarantee that one day you will come across a tenant who will challenge you on this and you will lose the argument. Its just a matter of time. You are breaching your tenants right to quiet enjoyment having it inspected every month.0 -

I have LA inspections every two months, and the LL comes around more often than that to carry out minor repairs.
It doesn't spoil my enjoyment. I have nothing to hide, so why would I object? It isn't my property.0
