OliveOil, The price is £207,500. 20% deposit would be £40k +, leaving £160k plus mortgage. You are only looking at FTB as people wouldn't be looking to trade up to yours. I think there may be a shortage of FTB with £40k in the bank earning £50k a year! How long have you been in it and what did you pay for it?Don't Panic - and carry a towel

But its Surrey, they have worked on different (crazy) values for property for years.
It's not rational to normal waged folk I agree, but in Surrey it seems to be the norm.

Must admit dont really like the main picture as i have a nice grass lawn at the front with garden ornaments (Dogs, Teddys, etc etc) all along the frontage of my house and also have a small triangular piece of garden with a windmill and the like to the right which cant even be seen in this shot, estate agent is coming up on Tuesday to take new photos, will definately get her to try and maybe go for a different angle to try and fit the garden and frontage in. Also going to take the caravan out of the drive for Tuesday so the Garage can be seen.

At last the correct answer. £200k+ for a pokey new build?And no doubt charged a premium for your perception of how 'lovely' it is. It costs too much.
Critiqueing Rightmove pictures is fun, but it is 90% down to price.
Raise the asking price by 20% and watch the viewings disappear.

£200k for a 2 bedroom end of terrace? Are you serious? I know I live in the north and its cheaper up here, but Id be looking at 4 bedroom detached with garage for less than that. People are insane.0

This is so true. If you already had a place, whether a one bed or studio, you'd want a 3 bed or more if moving up as the costs of moving are so high these days. No way would you move to a two bed.
Is it the right sort of house for someone trading down ? no, I don't think so.
Is it a good buy to let ? I don't know the area.
Is the price too high ? perhaps, others know more than me.
However, just looking at the photos, I see weeds on the front path, no lawn, just shingle or similar. Then I see a very small kitchen, almost kitchenette like but with an ancient old cooker (meaning I have to buy a new one) and no room for anything shown by the cluttered work surfaces. Cupboards are also looking tired.
Then you have everything in the wrong place. The best layout is fridge, sink / worktop then cooker but here the cooker is bang in the middle, though the kitchen is so small it hardly matters.
You need to clear out the kitchen, let viewers think about where to put the microwave, not show them that it takes up so much room etc.
Living room picture shows just how little room there is as the TV is perched on a box ! ready to be knocked over if you ever opened the patio doors. That whole layout needs a complete rethink as it will seriously make people just cross your property off their potential list.
Back garden also has no lawn but good for a couple as low maintenance. No good for a small family really.
I have been über critical I know and I think it is a decent place but it is not best presented. You need to show 2 bedrooms, a clean bathroom, sort out the lounge and de clutter everywhere, especially the kitchen. Realistically, your photos should not have gone up with the property like this.0
