Why house not selling?

:mad:I have put my lovely 2 bed house for sale in lightwater surrey but not had any offers last 4 months. Most of the feedback has been too small. In response I reduced price down by £12000 but as yet had viewings but no offers. Do you all think I should reduce price further, change agents, take off market or try and change mortgage to but to let or perhaps inpatient? I am in a dilema! Any help greatly appreciated. Thanks

has your house got modern decor? clean inside? de personalised? is your estate agent doing enough for you - have you researched the market in your local area? have you thought about open house day? to be honest though I am not suprised it hasn't sold at all - who wants to move just before christmas?!?! hassle.com.. hold off til april, thats what am waiting for.0

Thanks LMCD for advice - it is quite modern, needs new bathroom but one I have is clean and rest of house quite modern, clean and tidy. Good idea to de personalie more, second bedroom bit small so could de-clutter. I guess your right timing is not great and Spring is a better time to sell. Also I think about doing up my bathroom to help it on its way. Good luck with yours0

Ditch your estate agent and get one who is more proactive in marketing your property for you - chase them daily if you have to. And like others have said, make sure that your house is attractive to potential buyers. If it's a dump then get the estate agent to market it as 'for potential investors'. Also, get the estate agent to call investors on their books who may make a ridiculously low offer that you're happy with so at least you get your property sold and you can move on.
It's much better to take a slight kick in the teeth and move on than have all of your teeth kicked out by going to one of those "we-buy-any-house" companies.Everyone is entitled to my opinion!0 -

Been very hard to sell houses over the last 4 years, i had mine on the market for 2 1/2 years with no joy but unless you are desperate to sell it cheap hold of and just research house prices in the local area to make sure the price you have it on for is competitive!!0
