    So, you have a consistent theme from the feedback. There is nothing you can do about it directly. But it does indicate that Agents have been sending people to you who have the wrong expectation.

    Think on from that. Are you with the right agent for small properties? Are there any buyers for your type of property? Is it priced too high for those buyers? Are you pricing it to what you think are comparable properties but actually aspiring to a price band which your property does not quite meet?

  • I will definately think about the price and perhaps go and view my competition and see exactly where I am compared to other houses in the area. Thanks again everyone.

    There's only been 3 sales in your street in 2009 and 2010 according to Zoopla, and they all appear to be larger houses than yours.

    I'll leave you to investigate the surrounding area.

    Eddie - is your agent in the ASPC? If not, what are they doing to promote your home other than putting a PDF on their website?

    Note that there's not been any sales in your postcode since early 2009 - this could indicate a lack in demand for some reason, or merely that few of your neighbours want to sell. Either way, yours being the only one in a long time should make it stand out....

    Cheers, yes the house is on ASPC, had to pay £250 for the priveledge though. No problems with the street one of the better streets in the town, only moving as would like something bigger.

    The main photo I felt was a bit "creepy", made the house look like it never got sunlight. Try to take that photo again, omitting next door's house that is further forward as it looks like it overshadows yours.

    Define more clearly in the words what "parking available" means, what sort of parking, where.

    In the living room photo it looks like I can see into a neighbour's house outside.... might be worth looking at other angles to photograph this room from.

    Ok, lets go for it.

    1) caravan blocking driveway, could it be stored elsewhere?
    Eyesore to non caravanning buyers, distracting lump.

    2) kitchen= nice.

    3) living room, get rid of the nick naks around the fire. A nice big pic on the wall above fire could look nice. lots of clutter on the far left in room, hide it away. Open blinds fully for maximum light in. A few new coloured cushions on settee would be 20 quid well spent. (not beige) :D
    Table in front of window looks wrong, move elsewhere.

    4) dining room=fine

    5) bed 1= hide away that bit of fitness kit.

    6) bed 2= clear off the bedside unit, just leave an alarm clock.
    bed 3= big thing at foot of bed-hide it, I dont know what it is.

    7) bathroom= remove towel hanging on bath.

    8) rear garden= fold washing line and slip a nice new green cover on it. Hide peg bag. Picnic bench may look slightly better on patio, maybe, try it.

    I quite like it but can't afford it, good luck :rotfl:
