    Just that I've seen enough people complaining about people profiteering from the property market and when you delve into their history a bit you find that they have done very nicely out of it too. Seeing as you are both retired and well educated I am guessing that you have been in the market at some time - did you make a profit (and if you did did you feel it was somehow "dirty" money)?

    No criticism intended either way - many of us who are LLs feel that we took a bit of a gamble with our money, worked quite hard at our profession (albeit part time) and if they are prepared to do that then who should criticise them?

    Ahhh, poor thing. Thing is, as you admit, you should, would and could have bought back in 2004 or 2005 when you had the chance so your holier than though attitude seems slightly dishonest. ;)

    Though between you and me pimp, how amusing do you think it is for me to watch you fabricating outright nonsense, and for me to know that you know that I know its outright nonsense. :D

    Again, speaking of dishonesty, a dishonest person might claim that the 2 flats they bought near peak in 2007 have held their value, whilst simultaneously claiming that the flat they bought in 2010 was at a post crash price. But you'd never do something like that would you pimp.

    Are you denying that you said you could, would and should have bought?

    As for my two flats, I have said often enough that I could take a small loss on them otherwise I will keep them (that doesn't sound like I am insisting they have held their value). ;) Nothing dishonest about that. As for the one that I am claiming is post crash price I intend to take a mortgage out on it this year if I don't sell it - you can be sure that I will be mentioning the valuation on here as it would be useful for a valuer to provide his view over yours and mine. :) Anyway, I really do need to ignore you for a while as you are very slightly irritating. I will read your answer to my question though (give us a date for your statement whilst you are at it will you). :rotfl::rotfl::rotfl:

    If you are not worried about capital gain by way of out an outright purchase then I'd say by all means go ahead. Do bare in mind maintenance cost, mind you. EDITED TO ADD: Buildings insurance too! Plus there are other sundry costs.

    BTL is simple to get your head around but you are immediately responsible when the boiler kicks the Mrs Bouquet for example.

    Plus risks, likelihood of void period, which in my experience is overlooked by the inexperienced.

    Ultimately you may feel lumbered and the big picture is far from simples. My brother (business partner) for example has been having a seriously tough time with the stress and worry of the overall uncertainty of it all.

    Do you want to have to handle that?

    Remember, BTL is not just an investment, it's a lifestyle choice and there are some grotty scumbag tenants out there, I can tell you.
