    Problem is that the property is tenanted, so getting a photo is not that simple.

    Anyone know if the transmitter and receiver would be the same brand ie could a non-standard transmitter be linked to a baxi receiver? I know its infra red.

    What puzzles me is that I would have thought any damage tot he boiler from the water problem would damage the receiver not the transmitter. It seems a bit of a coincidence that the transmitter goes at the same time.

    Would fitting a clock to the boiler get around this problem and be a cheaper solution?

    The cheapest solution would be to replace what is already there by undoing a few screws & swapping it over.

    Ok. I did wonder because it is now set to manual override so that there is heating until it is sorted and I know there is a blanked plate so that a clock could be put on the boiler. I thought a clock may be cheaper than a transmitter thingy

    When you are replacing like for like it is straight forward wiring.

    When you are changing over to completely different controls the wires go in different places. You need someone who knows what they are doing & that will be expensive.

    Think about the labour not the part price.

    All new installations are regulated by part 'L' of building regs. In your case this means that a room thermostat is required. The blanking plate on the Baxi can house a timer, either electro-mechanical 24 hour one or an electronic 7 day one - I think from memory. Either way, it must be hooked up to a room thermostat.

    It would almost certainly be possible to get the boiler to work via just the timer, but this would be contrary to regulations.

    This is probably why your installer fitted the RF unit to begin with.

    The Baxi engineer has simply bypassed the RF receiver and bridged the contacts on the wiring block to reinstate the boiler back to the same condition it was when it was shipped from the factory.

    I have fitted 100's of these units from 10's of manufacturers and am pretty sure I could identify it from a photo - if your tenants could take a photo from their mobile and text it to your, this would be good enough. Both the receiver + transmitter would be needed.

    The receivers are very often generic units that simply operate a relay in response to a radio signal from the transmitter. The receivers are usually configurable to respond to an installer set frequency, this is usually to avoid neighbours who both have RF units switching each others heating on and off.

    I would assume so, certainly there was excess water in the boiler and it needed draining, drying and a valve replaced. That's what makes me think it is the receiver that is faulty, though I've been told the transmitter.
