I am first time in cash buyer, the money is in my bank account waiting for them to have it but no, the vendors want to mess around. They don't seem to realise that if they take much longer I will pull out which will probably set them back 6-12months.

Aaaaaaaaaaaaaaargh, didn;t exchange today for the second time. My sol could not contact buyers sol all afternoon. Wouldn't I like to give them a piece of my mind!!!!

that's so frustrating - so near but yet so far. This happened to us. Due to exchange Monday afternoon but our buyer's solicitor was out. However it happened the next day so fingers crossed for you.

Our chain took 5 long months to complete - it was exhausting and there weren't any problems. A FTB behind us and we were purchasing from my in-laws so it should be easy and quick - but it wasn't. God knows why it took so long, just slow solicitors I guess  Oh yes and our buyer's mortgage offer expired and his solicitor didn't even pick up on it so they had to apply again which took weeks!

However we all got there in the end and it's laughable now - so hang on in there - it'll be worth it in the end.
  • I'm currently phoning the vendor's estate agent every lunch time, to find out progress on the chain. The vendor's solicitor seems to be quite hard to get hold of, always 'in a meeting'.

You just rememinded me to check when our mortgage offer runs out.. i doubt we'll get the same low deal

Update - My solicitor phoned back, said that he'd been in contact with the vendor's solicitor and that we will be in a position to exchange 'in a day or two' - hopefully before the weekend!
  • Good luck to you ALL ....wonder if these solicitors realise just how stressful it all is..??!!

(I work for conveyancers and I'm all to aware of how stressful it is. My last house move personally was a nightmare 3 sales fell through and 3 purchases it took 9 months before we got moved.)

I try to be as sympathetic with all my clients but whilst sympathy I have, lots of time I do not have. I have clients that ring everyday just to "check how its going" with a large case load of clients if everyone rings to do the same it would take up most of my day and I get no work done. I check my phone every hour for voicemail messages and try to ring everyone back and when I get my post in the morning anything urgent is pulled to the top of the pile. We really work hard in our business for likes of you guys and all we want is the same as you and that is a quick completion without delays.
Please don't be so hard on us!

we deserve a proper expanation but do not want to "ruffle feathers!" ...No reply so far from him!!

Check one of the first letters you got from your solicitor. It tells you how much you are paying him. Read it again. And again.

If you were buying cornflakes and got poor service you would probably complain. The least you can expect is to kept up to date with the situation. I'm not saying ring up and rant and rave, but put in a call and express your concern. Make yourself "high profile". He is probably dealing with the people who are chasing him and putting you to the bottom of the pile.

Mind you I'm in smug git terratory - I exchanged yesterday and am moving next Friday. It wasn't without its stress. My wife actully ended up asking the solicitor where the blockage was, she then made a call and sorted it out quicker than anyone else.

My solicitor is actually Father Christmas. Complete with "ho-ho-ho". Lovely man, but still needed a push in the right direction ocasionally.

Glad all going well with you now!!
Our solicitor did ring us back this morning armed with the information that we required (that is, to know what the problem is...) !
Apparently the 1st time buyer must live in an apartment run by a company who charge service charges etc .. still a bit vague but sounds as if they are waiting on this company to provide documentation of some type???
He knows of the company as he has obviously dealt with them before and they can take a month to comply!!
Feel better that it doesn't sound as serious as we imagined......we hope!!
Going away for the weekend to chill out!!
  • What a week we have had!

On Monday and Tuesday tried to exchange, but the exchange didn't move back down the chain from the top, no-one seemed to know why.

On Wednesday got news from solicitor and EA that exchange was DEFINITELY going ahead today. Then in the afternoon got a call from my solicitor, still problems at the top and exchange could not go ahead, but should happen tomorrow! Every morning we were told that today we will exchange, by afternoon we hadn't exchanged and were told that the top of the chain are still not ready to exchange.

Thursday 2 Nov. In the morning again reassured by solicitor and EA that exchange will take place this morning. At 12.00 o'clock called solicitor for an update, exchange had still not happened, apparently it doesn't move back down the chain from the top. Called the EA, he said he'll investigate. At 13.00 get a call from the EA, apparently the top of the chain has now pulled out due to family problems  (old lady was supposed to move in with her son, but had now fallen out with her son, so no longer had anywhere to go).

So it looked like another long wait of months until the top of the chain finds somewhere to move....at 14:00 EA calls again, the whole chain has now fallen apart, our seller has got fed up with the whole situation and are pulling out. So that was it, the chain had collapsed! Saying that I was angry and upset is an understatement:mad: . I started looking for other properties on rightmove, there were a couple suitable ones, but all were already under offer. Made enquiries about a couple of rental places as well, nothing that really suited us.

At 16:00 phone rings again, EA calls to say that the lady at the top of the chain got such a fright when she heard that the chain had fallen apart and she would lose her sale, that she had patched things up with her son and could now move in with him after all. Our seller was back in the game, only if we got exchange done that day. I called my solicitor at 16:05 to get the exchange going again (he thought I had lost my mind, since he has been informed 15min. previously that the chain had collapsed). at 16:10 my solicitor gets the exchange started again and at 16:25 he calls me to say that we have now exchanged:j !

So in one day we went from definitely exchanging to the top of the chain delaying things, then the whole chain fell apart and then the chain was put back together and we finally exchanged in nick of time at 16:30!!! Talking about a rollercoaster ride!

We are completing on 17 Nov, which is fine, since we need to be out of our flat on 24 Nov. I'll be 38 weeks pregnant the day we move, so let's just hope we get the move out of the way before I go into labour! We will have friends on standby on the day of the move in case I go into labour and we need someone to supervise the move.

Now we need to start packing, booking removal people, sort out all the stuff that goes with changing addresses etc....I am so relieved that the nightmare is finally over! I just can't believe what a rocky ride it has been! But main thing is WE HAVE FINALLY EXCHANGED!!!

Hope all of you have a less stressfull time with your exchange, good luck:beer: !

    Well done on exchanging myhouse75!!!!

We had similar situation back in June when we went from exchanging and monies about to be sent at 2.30pm,to the bottom buyer pulling out for no reason at 3pm.!!!

Unfortunately he wasn't as considerate and did a bunk and wouldn't speak to anybody.

Since then there have been 3 other problems in the chain, but luckily it has held together and we are hoping to exchange if not complete before Christmas!!!
