I presume his mum doesn't charge him any rent either, so he's got a poor idea of how much things cost

I know nothing about renting - it's a minefield so listen carefully if anyone offers any advice.

On the relationship front tell him to move back to his mum's and invite him to yours for evenings but he goes home and then can stay Fri & Sat night only - this he can have for free but he has to buy the meal (take away /meal out / ingredients to cook at home + wine) on the fri & sat.
Stop immediately letting him use your home as a shower & change facility, he can go back to whatever he used to do before you or go to his mum's.
If you rent a room then rent under £375pm can use the rent-a-room scheme (look on direct.gov) any over and you need to keep records so you can fill in a SA tax form.
If you rent a room then ensure you know what you want from it:
ie you need bathroom at X time so you can get to work on time,
no friends over unless they ask, no friends staying over unless agreed before hand.
wash up after each meal or before going to bed
how to share w/machine & how washing powder & loo roll are paid for (might be in with rent, might be buying alternate times)

It sounds to me like your having fun.
PS if you dont di it formally, and you charge him money then he may be entitled to a share of your house equity, not so important at the mo, as prices are falling, but if he is financially cute, it could bite you on the !!! in the long term.
Be careful what you wish for 450pm might be the least of your worries when he claims he has been contributing to your mortgage all this time and wants half your remaining equity to move out?
Trust me, this cost a fellow employee where I work over 22k... for 3 years of being there! And he didnt actually pay for anything at all!!Plan
