    I am in limbo at mo. Money paid to solcitor for conveyancy early last week. Paid for survey to broker and had to answer more questions and proof of income to mortgage company. Also took out contents/building incurnace (subject to moving) and security for lose of income.

    Havent heard a thing all week, sellers come back end of this week from Australia as they are emigrating after sale. They need 2 weeks notice to move though. I am begining to think it will now be after Christmas.

    Many new builds on various sites are being delayed and although builders are saying you will be in for Christmas you wont be, therefor be ready with your negotiations, good quality hotel room, extra rent if your still renting, free carpets or turf to garden , extra tiling to wet areas, don't just accept the new dates get something in return for your disappointment.
    This applies to all builders their year end figures demand that your complete but make sure you do on YOUR terms.

  • Well.............based on the knowledge that the surveyor put his report in the post on Weds, and the mortgage company have told me my mortgage offer will be with me in just days.....I'm off armed with tape measure to collect keys and measure up this morning! Having to make the most of a snatched opportunity to get this done as we both work full-time. :rolleyes:

    We WILL be in for Christmas!!!! :p:p

    We should have been exchanging today but we still don't have a copy of the mortgage offer so we havent even been in to sign things yet- no doubt Northern Rock have sent it second class again. Hopefully some time next week - 8th Dec completion looking increasingly unlikely.

    Anyway, we're tring to push for Dec 8th to give us the extra weekend... but it is so frustrating knowing that there is nothing more we can do to speed it up...

    Uncle ben we were in the same situation as you. Vendor wanted a quick sale etc but then planning permission and building regs reared there ugly heads and we came to a stop.

    Took us about 6 weeks to get everything resolved and Vendor paid for the indemnity insurance last week but we couldn't talk about exchange till our mortgage company were happy with the insurance.

    This happened yesterday and we SHOULD be exchanging next week for completion on the 6th Dec.

    If the insurance is that important and cheap then why not pay for it yourselves to speed things up and get it all done by christmas.

    Good morning,
    well where do i begin... i dont think we will be in before xmas as seller and the manangemnet company are havin a dispute over a fee the sellers owes which is £2.50 - :rotfl: and until they dont recieve this £2.50 they refuse to provide the required stuff soooooo solictor is contacting seller to see when he is likey to clear this lol, we did say we will pay this, but we cant as we are not residents there lol, o well, but we can exchange before xmas and complete around 6th of january 2007 :eek:
    I suppose in a way if solcitor thinks this is better then im happy with this, as long as we exchange this year...as solictor still waiting for a few quiries to come back so makes sense completin early jan 07.. unless everythin comes back and disputes are sorted between seller and managment co maybe we can complete this year..

    Anyway, wish everyone on this thread the best of luck, and hoping and fingers crossed for you all youll all be in by xmas... :beer:

    Just found out the FTB at the bottom of the chain hasn't had a survey done yet, everyone else more or less ready to exchange at the end of next week.:(

    WOOHOO Just had a letter thru confirming we move on Thursday the 30th.... FINALLY!!!!!!

    SOOOOOOO HAPPY and finished at my rubbish job today and starting my next the week before christmas, giving me time to unpack and clean and paint , and supervise the builders etc :D

    Thanks for the encouragement mrsc.

    I've been phoning our solicitor daily, and this morning thought I'd try to sidestep the solicitor impasse and speak to the Estate Agent... Very pleased I did, as he informed me that the seller is paying for indemnity insurance and we should exchange on Monday, with a view to complete on Dec 11th...:T

    All I need to do now is to speak to the solicitor to find out if that is the case, and then let Mrs Ben know!
