    Having a nightmare today. Our vendor also owns the house next door and they were knocked through at one point, now being sold seperately. When they redivided the garden our side was given a greater proportion than the original boundaries due to an immovable feature in the centre of the garden. The fence was clearly there when we all viewed and our side is more expensive to reflect this (and a kitchen extension).

    The contract we signed last week showed the old bounary, but today we received the new contract with the new boundaries shown on it. So no problem....

    Except the buyers of next door are disputing the new boundary. Now seeing as the fence was up before they viewed they must have known the plans would reflect this. But now they are causing a huge delay which means everything we've done to move in by Christmas and get the kids into their new schools for the start of term may all have been in vain.

    BUT just returned call to EA askin them if everythin is still ok... He said yeah everythin is good :T , the buyers are desperate to move in asap :j - THANK GOODNESS i feel happy again now :D , i said its not in our hands we have provided everything the solictors have asked for even signed the selling contract last week :confused: ... so EA is gonna chase the solictors this morning :T ...i have never been this worried in all my life :eek: , im usually very carm and stress free :eek:

    We are still waiting to exchange on Friday, fingers crossed. dkny, fingers crossed that all your searches will be alright, just make sure you know what queries your solicitors are raising and what the progress is on those. Our mortgage broker hassled the vendor's solicitor directly (don't know if that is recommended protocol but we were at out wits' end!) and it seemed to have worked (hopefully). ;)

    Finally mortgage provider approved the indemnity insurance so now we can exchange HOORAH!!!!

    Frantic phone calls, our buyer is transfering his money and should be with solicitors on monday for exchange and then completion on the 6th Dec

    I'm so excited that we are this far forward won't be happy till exchange and once we have completed I'll be...................

    Still no packing is taking place till exchange!!
    House purchase completed 6th December whole process took 4 months.

    Hang in there everyone it is worth it

    Hi all,

    We've been in this race since 25th October. Our vendor has no forward chain and is going back to the USA and our buyer has a chain free buyer for thier property. Despite the lack of time all parties agree they want to be in by Xmas.

    Everyone has moved mountains to get all the legal issues and surveys done immediately and mortgage offers are in etc. We are still waiting for a couple of searches to come back and a few queries to be answered, but otherwise everything is fine.

    This week we got the news that our buyer needs two weeks and three days between excahnge and completion because the removal firm need this for an International move and can't book a provisional date.

    Now nobody wants to move the friday before Xmas - least of all the removal firms who probably want their office party before going home for the holiday. So if we move the week before Xmas - we basically have to exchange next week - which I can't see with queries outstanding and contracts to be drawn.

    Unless a miracle happens it looks more like exchange December and move early january.
