 this is a 2 bed flat people, they rarely have a separate dining room or a huge lounge unless you're lucky enough to have a lovely georgian or victorian conversion
 this flat is absolutely gorgeous but probably over priced (although i havent checked)
 i agree with NDG and its simply needing leaselength and cost0

            The only reason people are nitpicking is because there is very little at fault with the flat, so its difficult to pick anything substancial 0 0

            personally i wouldnt look at buying a leasehold flat--can you buy the freehold as a block?-if not lenght of lease is crucial!--outgoings are crucial--a flat in my block wouldnt sell because the agent put a blank 1400pa fee down-- it didnt say it included water and sewerage--and a great long list of extras like window cleaners and a sinking fund--if the price is right and details of the flat support the price it will sell!!
 Have you tried sending a secret shopper into the agents to see how they are marketing it--it might be gathering dust while properties newer to the market get pushed!
 i cant gauge from the details any idea of the floor area--the deeds must give some actual over-all size --where i live abroad things sell per metre and i am sure that is how agents price things in the uk??mfw'11 No68- 55k mortgage İO--little to nothing saved! i must do better.0

 Most flats are leasehold! I don't think anyone would be expecting to buy a freehold flat, or to buy the freehold over everyone else's flats in the block...

            I don't think anyone is nitpicking - the OP asked for reasons why the flat isn't selling and we gave suggestions. on my earlier post I commented how I didn't like the lounge/kitchen. That's my personal preference and a reason why I wouldn't be interested in that flat. When I bought my house I was looking at terraces and my main stipulation was that the bathroom was upstairs, it ruled out about 50% of the terraces but it was a huge factor for me.
 But as Poppysarah says - price is the only factor that it is important.0

            For a 2 bedroom flat i would be put off by the size of the lounge as it looks like you can only get a 2 seater settee in there.
 OK if you live alone or with a partner you are joiined at the hip with but no way if you have a young family, want to invite guests around or dont want to spend your tv time squashed on a 2 seater with your oh.0

            I wouldn't buy a flat that didn't have room for a table. I wouldn't expect a separate dining room, but either the kitchen or living room would have to be big enough to get a table in.
 Having the kitchen and living room area in the same room is a definite no-no - can't hear the telly with the washing machine going.
 A second bathroom is an unnecessary frippery in a 2-bed flat IMO, except at the luxury end of the market.
 Room sizes and management fee / ground rent definitely need stating.
 If the typical salary is £20k in your area then I agree that the flat is over-priced. £75k would be nearer the mark.0
