Any opinions on why my flat isn't selling?

    Just had another look - put the full postcode on to facilitate searches on price databases.

    Personally I would keep photos 1-4 6, 12 and 15 - dump the rest. They either add nothing or actively detract from the property - photos of corridors, the park next door (noisy kids!) door frames and empty rooms with the naughty chair in don't really help what is otherwise an very nice looking flat. You're giving too much away before people invest the emotional effort of coming out to see it.

    Small kitchen? Nobody has £100,000 to purchase a property and if they did they would be too scared to because of the credit crunch, which infact wouldn't be too bad of a time to invest - when everything is worth nothing.

    I don't know the area, but a search for 2-bad flats/apartments in Longford brings up a number of properties priced from £70k upwards. Yours is priced at £100k. What makes your flat worth more than the others on sale?
  • Looking at the photos (of which there are too many duplicates) I wonder where I would eat my meals. No dining area that I can see, we don't all want to eat our dinner on our knees. Not sure if there is room for a table, as the lounge / kitchen looks quite small.

    A quick browse of CV6 with the benefit of Property Bee indicates that the local EA's are reluctant to reduce prices.

    The style of flat imo isn't particularly nice - lounge and kitchen all together is a bit too open plan for such a small property.


    Yours does look lovely (apart from the extra photos that look like they should have been removed)
    And the play ground pics are not needed and might put someone off.

    Arghhhh what is it with EAs and room sizes. It's ESSENTIAL! I would discount yours on that basis if there were other equally nice ones to choose from. It's frustrating, and I wouldn't want to deal with a lazy EA or one who thinks something will basically sell itself in this market. I've dealt with some useless ones in the past and it's frustrating beyond belief. Lost sales/purchases because of them. The two I'm dealing with at the moment seem fantastic and I'm hoping it stays that way!

    Decor, etc is great. It's a lovely flat. Wouldn't necessarily be my cuppa as you have a lounge/kitchen, but then it seems a lot of newer ones do these days. Kitchen itself is nice - like the units.

    Agree with what's been said above - lose half the pics! Def no need for those that show the bookcase with that table/dressing table or whatever it is. Can't even tell what the room is, or if it's in a hallway. Don't make it so that people have to guess at what they're looking at or you risk the chance of them getting it wrong. I'm wondering if that's a very small 2nd bedroom I'm looking at...

  • Sorry to say that it is all down to one fact and one fact only. Price!

    I know you have reduced and there is probably only as far as you can go.

    But at the right price everything will sell.

    BTW it is exactly what I look for as investment. I have had three similar although now down to just one. If it were in my area and I was buying then it would appeal.

  • Can't add much to the opinions already given as to why your flat isn't selling. But it does sound as if your EA is not working too hard on your behalf ... maybe because he doesn't expect it to sell? Is there another EA in the area who seems to be having more success with selling similar price range properties? It might be worth paying a higher EA fee to shift the flat.
