    As others have pointed out - two many pics repeated, room sizes missing

    In addition - this is 1 double and 1 single bedder, but nowhere to eat
    nowhere to sit except the sofa which is a tight squeeze for 3 people and looks like no room for an additional chair
    no storage cupboard for hoover/ironing board/and etc ?
    can't see a pic for the en suite - is there one?
    .................:)....I'm smiling because I have no idea what's going on ...:)

    price. don't know the area that well but given there seem to be houses on at 62k i don't see how a flat will shift for 100k no matter how nice the kitchen fittings are.

  • For all flats, I think the following is essential:

    room sizes (ideally a floorplan, but certainly the room dimensions)
    lease length
    ground rent and service charge
    ...much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.

    Hi all,

    My flat has been on the market about 6 months and no offers have been forthcoming. In fact, don't even get any viewings nowadays. I know the market is horrendous but I just wanted to see if forum members could let me know if they think the reason it has not sold is because of the flat/decor/photos rather than the market. If so, there are things I would be willing to change obviously to get more interest. I have changed EA once and reduced the price from £114,950 to £100,000 in an effort to sell quickly but it's made no difference to interest. The BBC were round in the summer filming it for To Buy or Not To Buy and the feedback I had from them was very good but....still no sale!

    Assuming that investors are not interested in adding to their portfolios at the moment, what does your average first time buyer earn around your way?
  • I looked at your fotos and i thought the first fotos wer fab.. but then I felt that the bathroom was a bit bland and then the empty rooms didnt do you any favours....You need to dress them up to present it to "Show house" standards to enhance a sale..... I havnt looked at what other properties are going for in your block/area??

    Longford is a bit of an up and coming area (or was three years ago when I purchased) - The flats that are on for a lot less are much older blocks in built up areas on the main roads, sharing room with fried chicken shops and the like. Mine and another estate of new builds down the road are small developments, tucked away in cul de sacs with a much higher spec than the older flats on the market - hence the sale price. People that know the area will know this hopefully but it's a bit tricky to put that sort of info on RM I think.
  • Looking at the photos (of which there are too many duplicates) I wonder where I would eat my meals. No dining area that I can see, we don't all want to eat our dinner on our knees. Not sure if there is room for a table, as the lounge / kitchen looks quite small.

    No, I don't have a table and chairs. In the show flat, they had a bistro set which looked nice, but I preferred to have storage in my lounge/kitchen in the form of furniture as I am one of those dinner on arm of the sofa people! I'm sure people could have a jig around and fit a bistro set or one of those extending tables in but I could not fit that sort of thing in at the moment, but thanks for your feedback :)
