I wouldn't buy anywhere when the lounge and kitchen are not seperate especially at the expense of a second bathroom.
As you have an empty bedroom you could make this into your lounge and make the kitchen/lounge into a kitchen diner.0 -

Although the second bedroom is a double, it is not big enough to accommodate a lounge, also I like the lounge with the french doors, not to mention the tv aerial is in the lounge/kitchen. When I was looking for flats, I saw several with a separate kitchen but the impact on the room sizes in the rest of the flat was huge. I like the open plan space and I'm pretty sure that others do/will also. Not to mention it also encourages me to keep the kitchen spotless all the time as you can't shut the door and ignore it!0 -

Myself and my partner eat on the sofa, and I'm not a formal entertainer so I, nor my guests have ever missed a table really. I would hope that whoever purchases the property will be able to make their own judgement on whether they had a table or not but it's difficult to anticipate for every lifestyle of prospective purchasers in my presentation.0 -
It could be that familys might be interested in a two bedder. But they will need somewhere for ALL of them to sit in the lounge + any visitors. The will need somewhere for a table and chairs that will accommodate them + any visitors.
The layout of your flat may suit singles/couples, but that's about its limit. Make sure your EA targets first timers..................

Floor plan and room sizes is essential!
I owned a 2 bed flat. I wanted a 2 bed semi/terrace, but for the same floor space, it was SO much more expensive that it just wasn't an option. The flat was a no brainer.
In your case, there are 2 and 3 bed semis/terraces for the same price, and some for even less, so I'm thinking many people will look at these before considering a flat. This is probably your competition.
Love the open plan though! So much more sociable than a separate kitchen, particularly for the chef! Where is the table???Should've = Should HAVE (not 'of')

I can't believe so many people are hung on on whether there's a table. I've never owned a table - and never plan to. Tables lead to trouble .... they take up space, are rarely used, can collect clutter - and then there's this overwhelming desire to spend MORE money for table stuff... before you know it you need placemats and serving dishes and posher plates and better cutlery and napkin holders and name holders and a centrepiece, possibly a vase which will then need fresh flowers.... then, when you plonk your 4rse on the sofa you spot it needs dusting.

Eating off your laps on sofas is evil. Tables are the centre of family life.Been away for a while.0
