as has already been said, paint the garage doors, hide the tea towels and bin in the kitchen, move the little chairs from the lounge, can you maybe do the lounge photo from a different angle ?
maybe a better angle photo in the childrens bedroom also, showing more of the window and less of the walls ?
de clutter the bathroom, i like the garden, its a good size, good luck0 -
thanks for the feedback everyone. Is it fair to say you all think i took these photo's myself? When actually it was sprung upon me by the estate agent who took the photo's. Asked if anything was to be removed she said no its shows it as a family home? Back garden - most items scheduled for the tip, small chairs are now up the loft. I did have a mirror on the wall but took it down to paint and it never went back up, i'll get that done. It was an electric fire we had and i hated it so i threw it out, maybe a mistake. Kids room is a bit ott i know but a lick of paint would cover it? Table in the kitchen is the kids table which does take up space? Going to speak to estate agent about photos thanks again everyone.0

no, i worded my response wrongly, apologies
we had the estate agent take photos of our house when we sold, i was at work at the time and wasnt happy with them so they came back and did them again0 -

A lot of them have the look of 'stand in the doorway and click' about them.
I think the agent is way off the mark with 'leave the clutter since it shows its a family home'. Why did you pick this agent in preference to any other? Did you look at their listings beforehand to see if their photography is usually good? Is there some other selling point that they have?
I think you've got most if not all of the points I would have raised - tidy up the blue fence, clear the clutter, tidy away kid's toys and furniture, etc etc0 -
I'd de-clutter the house and take new photos yourself. We did that when selling and got far better photos than the EA did.
I also get put off by 'Fixed Price', when buying a house I would always want the option of negotiation. I'd find Guide Price £78,000 more attractive than Fixed Price £75,500.0 -
it was very much stand in the doorway and click but i just expected the ea to know best. Will get fence painted if the rain ever stays off long enough
choose the ea as its highly recommended and had solicitors included. 0 -

Fixed Price is standard in Scotland when the price type isn't Offers Over or Offers in Region of. It's been made apparent in another thread that in E&W Fixed Price is seen almost as an act of desperation, whereas in Scotland it's merely an asking price at a set level (usually the Home Report value)0 -
home report value was £78k am i coming across as desperate do you think? Thought i was doing the right thing laying all my cards on the table kind of thing?0
