sorry. I'm selling . . . Well trying to anyway.
( all opinions appreciated. House was valued at £78k but felt the surveyor was being generous as requested by the estate agent ? Don't know what to think these days. 0 -
I think the main bedroom looks fine, neutral and kids' bedroom too even with the stripes The lounge is very blue. Maybe some magnolia paint might lighten it up a bit. Bathroom very blue too, maybe a neutral blind might help. Garden is a good size for a young family. I have no idea on the value as not familiar with your area. Just the usual advice really, keep it clean and tidy, de-clutter and be realistic on price. Hope you get a sale soon.0

yip you've guessed it my favourite colour is blue! My mother in law has always said my living room is too blue. Good advice thanks. Its always good to get advice from a 'viewer' perspective as i do probably view my house differently than someone new. We are in an ideal location aswell we are just round the corner from the school (which i'll really miss) and not far from the village centre but nothing in the village is selling at the mo. Just wanted to make sure there was nothing putting people off that i'm not seeing.0

As a single person whenever I see kids stuff in various rooms I run a mile - nothing you can do about the childrens' bedroom but those tiny seats in the lounge make me think of sticky fingers and potties... same with the wendy house in the garden... What a rubbish world we live in where everyone expects all houses for sale to look like new build show homes.
The blue wall panels in the lounge seem the wrong way round - I thought the fashion was to paint the chimney one a deep red/purple and then have white on either side? I have seen this in numerous houses on RM. So when you go from the lounge to the bathroom it just looks too blue.
Hope this helps, best of luck in selling. This is not financial nor legal nor property advice. Consult a paid professional if in doubt.0 -
Room sizes in metric and imperial please.
Downloadable schedule please.
Front (gravel?) area needs something interesting. (Like no. 14 across the road has got), Blue fence to side needs painting.
Is there a cooker in the kitchen? Oh yes, it's got the tea-towels on it. Is there room to sit and eat - there's a hint of a table.
Lounge - that so needs a fireplace where the kiddy seats are, and a picture or mirror to break up the alcove walls.
Bathroom - please get rid of the doll's head (?) and spider (?) on the bath. Is there a basin? Shower? Without a schedule these details are missing.
Main bedroom - is there room for bedside tables and a chest of drawers?
Back garden - remove the kiddies' toys and washing pole, some shrubs next to the fence and pressure wash or weed the brick paviors.
There's nothing terribly wrong, but the photos are rather uninspiring and (hopefully) don't show the property at its best.
Has your house been re-roofed? If so mention it as your roof looks different to next door and if yours isn't new, people may assume that next door's is and yours needs replacing.A kind word lasts a minute, a skelped erse is sair for a day.0 -
kitchen picture is rubbish. I want to see the units, not the back door!
living room, paint it! I can't abide shiny paint, and the room looks cold.
kids room, i'd be tempted to get rid of stripes.
Bathroom I like.
like the garden.
main bedroom i''d ask them to retake photo with blinds open to let in more light.
I'd be tempted to put some pots with flowers out the front to make it look more welcoming.0 -
I am sorry, but some rooms look a bit tired, and they're fairly important rooms - lounge and main bedroom. U don't have to make it look like a show house but re - decorating the lounge and main bedroom desperately needed.., as suggested already, in more neutral colours (agree way too much blue). Also agree that the blue blind needs removing and a white one put there. If u don't redecorate u risk either getting much lower offers because buyers feel the whole place needs doing (even tho its only the two rooms), or not getting an offer at all.
Is there any way at all u could borrow another sofa? That blue one again makes the whole room look very dated and suggests total refurb to a buyer, even tho u'd obviously be taking the sofa with u. Failing that, I'd cover it with throws that co-ordinate with any new paint colours.0 -
Pic1: Kerb appeal lacking at the moment. Is it a new roof? Front desperately needs some interest - plants or maybe something a bit zen - thinking of a couple of those huge shiny balls set artistically with some rocks and maybe a low bird-bath? - anything to stop the thought that whatever you do put there will be vandalised or stolen! Paint the gate - brown (or dark green).
Pic2: Would look much better if you remove the bin, cloths on cooker and the clutter by the sink. Raise the blind. Change the angle a bit to omit the internal door and show more of the table, wall units, fridge if that's included too. (I know that's hard if you're using a simple camera). A bowl of fruit is a good prop - a splash of colours.
Pic3: Less blue, pictures on the walls, coffee table, flowers. Needs a focus.
Pic4: Not an inspiring room, lacks colour and interest. Can you fit a bedside table in? I'd put some cheerful curtains up, cushions on the bed from the same material. Turn out the main light for the 'photo, having a bedside light on can suggest a welcoming warmth. If possible change the angle of 'photo - reflecting bedside table, lamp and edge of bed in mirror perhaps?
Pic5: Sorry but I think the stripes should go. Let in the daylight (turn off ceiling light for 'photo).
Pic6: Remove clutter and towels, raise the blind - maybe experiment with taking pictures at different times of day to get the most effective use of natural light, and be aware of the edge of the shower screen in the composition of the 'photo. Nice room.
Pic7&8: Remove the washing line/pole. Paint the back fence (matching the one along the side). The swing's ok, and the kiddie house at least adds a bit of colour and interest. As someone upthread said, clean up the paving with a pressure-washer. Could you put the seat on the lawn, with a table perhaps? I'd add a few shrubs in pots - make an attractive seating area (you can take the pots with you when you move).
Could you add a floor-plan to the description? And I'd specify the appliances you are including. You said the school is just around the corner - is it a good school? Where do the older children go?
Sorry to be a bit brusque, just jotted a few ideas - hope some of it is useful.
And Good Luck with your move.0
