Vendors have finally accepted my offer. :T Now its just a matter of getting a new mortgage offer sorted. Here's hoping that a 30% deposit and £30k off the asking price is enough to give them the confidence to lend against a wreck of a house! Wish me luck...:D0 -
Yay Sonastin - everything crossed for you with your lender"Science is a wonderful thing if one does not have to earn one's living at it" Einstein 19510

Hi everyone
I'll join in on this thread, if I may. Finally, house prices seem to be affordable for me (buying alone but will be living with boyfriend) and I found a lovely house, put a low-ish offer in and it was accepted. Mortgage all sorted, but the lender's valuation came back suspecting damp. Fine - have had 3 builders going in to have a look and am getting a full survey done today. If that comes back okay (lender's valuation mentioned 'some historical movement') then I'll get an independent damp specialist to check the place out - I've read a lot of stuff about the 'myth' of damp so want to be sure there is something there which needs work.
Fingers crossed it all works out, but if not, I'll have to walk away and start all over again. It's very frustrating, but I suppose there's no point in buying something that's going to be a millstone around my neck.
Good luck to the rest of us that are trying to buy something at the moment!
Also - is anyone else utterly sick of checking Rightmove on a daily basis?0 -

Hi, Quick question, mainly because I'm getting impatient! I'm in the process of buying and my EA called last week to ask how my solicitor was getting on (have searches been undertaken, etc), I think the EA was just checking I'm doing what I should be. They said everything was moving along well and 'we should be done in 2-3 weeks'. Has anyone else had a call like this? I'm not sure whether the 2-3 weeks estimation is accurate. Is it standard for EAs to call the buyer a couple of weeks before exchange? I hope so because it could mean I'll be in my new house in about a month! :-)0
