Oooh hang in there Sonastin, £5k is a lot of money and it's not like they've got anyone else biting their arm off for the place....just wait for the EA to come back to you. If they don't agree, just deal at the £25k off, but don't call back just yet because they may well agree.

Thanks Az - EA has put forward the lower figure as a "best and final offer" - I hope they go for it. Won't hear anything until Monday now so its going to be a tense weekend. Fingers are well and truly crossed!0

Hi, I'm interested in a property thats been on the Market for 6 months, the current asking price is £150k, i believe it was on the market before for £160k.
Would it be really cheeky to make an offer of £135k?
The house was bought new build in 2004 for £126k.0 -
Grrr! My survey has shown up a serious structural issue...it is fixable, but the surveyor reckons the house isn't worth as much as my offer because of it (£7k less). So now I have to get a specialist out to give us a quote and then go back to the EA. I reckon this might scupper the sale: they already had to negotiate their purchase down to accomodate my offer.
That said, I'm not going to swallow £7k just cos I like the house...sigh...so much for everything going smoothly.0 -
Things seem to have started moving this week. 6 weeks and loads of chasing after our offer was accepted we finally got the contract and the property information form through and my solicitor has sent questions back. Hopefully things will speed up a bit from here.0

I've just pulled the plug on my purchase - so much in the survey, plus the news that we wouldn't be able to convert the loft cos of fire regs made it unlikely...then I had another trawl of RM and saw lots of lovely houses that have come on in the last month...that clinched it really.
Still sad, though...it was a lovely lovely house.EA was gutted (it was a chain of 2, both with him).

Yeah...I'm still ad BUT in better news, properties are coming on thick and fast round here...a few more sunny days this week and I reckon even more will come on. Oh, and my solicitor says that they'll only charge me for half the work they've done, which is cool...

seems to be the same here - market appears to be a bit more active in the last few weeks, unfortunately not with anything that we'd want to go for.
