Just put in an offer for 6.9% less than the asking price for a 3 bedroom terrace house
fingers crossed it's accepted as it's a more than fair offer considering they bought it for this price 3 years ago at the peak and nothing else on the street has sold anywhere near this in the last 5 years.

For those that wwould wish to follow me down the path to insanity:
1. Open RM. I'm presuming that you're all almost as obsessive as I and have drawn areas set up. Navigate to this drawn areas page, and you'll notice a little orange antenna/aerial icon (its next to your home page icon in IE)
2. click on this orange icon and it will take you to the RSS feed page. You can either click on "subscribe to this feed" and it will default the feed into Microsoft feeds bit, or, you can copy the URL into your mail program (eg I have an RSS folder option in my Outlook)
ahem, I should mention here that I haven't worked out how to copy & paste the address into Outlook, and manually typed out a huuuuge url myselfI did warn you that I can be a tad obsessive !

I'm seriously tempted to put a stupidly low offer in on a house I saw today...it's up for 325k, probably to try and get 300k. I might offer £275k. Just for a laugh (although, the kitchen was vile and all the carpets were worn...'good order', my eye!).0 -
Hi all,
Just wanted to join the post as another FTB who has had a long hard slog to saving a deposit. I always kept one eye on RM to keep up with the market, but a porperty I saw and liked a month ago was last week reduced from £90k down to £85k.
Saturday I was down to see a mortgage advisor, Sunday I was round for a viewing and started negotiating on price. Came to a final figure (subject to satisfactory survey) with the vendor this morning and property taken off the market this afternoon. I have my agreement in principal on the mortgage, solicitor quote in my inbox ready to go.
What happens next? Will the bank want to send the surveyor round to check the house?
I have so many questions in my head and so many lists of things I will need to buy/pay for/organise it's unreal.
Changing the locks was another thought I had for peace of mind too. Going to have to wde my way through this thread and pick up all the tips and info!

Congrats on getting your offer accepted
It sounds like you need to get your formal mortgage offer sorted with the bank. They will want a valuation survey done (which you will have to pay for), but they will also give you options for more detailed surveys: homebuyers or full structural. If you want a more detailed survey you can do it through the bank or commission your own through another surveyor.
You also need to instruct your solicitor asap. Get a few quotes in if you haven't already and don't use the EA's conveyancers as these will be more expensive.

Hey, can I join you. We've been putting offers in on a house and estate agent has suggested a price yesterday that the vendor may be happy with. Well actually he told us the price the vendor would be happy with and then told us to go a bit lower:) Going to phone them back today with the compromise so fingers crossed we'll get it.
But its such a scary thing to do. We've bought 2 houses before and I've never felt as worried about whether I'm making the right choice or rushing into the first thing I see. I don't know if I'm scared cos its a very expensive house with big mortgage, or because I now have kids or just the general gloom about the economy and housing market. I keep thinking if house prices drop we will lose a load of money which shouldn't matter because its a long term house. It needs lots of work doing to it so I'm worried about that too - what if we make the wrong choices. Arrgh! Anybody else have these worries?
