    woohoo dizzi.

    No news here, in scotland so slightly different but missives signed, entry date agreed, mortgage offer received and all fine, redemption statement from current lender with solicitor so all is going well I think. One thing that is annoying me is the EA for the place we are buying still has the property listed as availible and for sale with a link inviting you to book a viewing. I know its not a huge issue but it's annoying me greatly. We offered and had accepted the offer 4 weeks ago now. The sellers have taken down for sale sign etc and have apparently told the EA to make the property as under offer/remove it but it hasn't happened yet. grrrr

  • We had that almost happen to us LilacPixie - property reset to available on RightMove... I bugged them and they reset it back to sold SSTC (or as I call it "eff orf I've got that one dibsed"). They say it glitched on them - took a couple of days for the change to go through but I wasn't happy while it was on there and it DID play on my mind... ok, I sat looking out of the window keeping an eye that no viewers were sneaking in.

    more i think about it and the more i read here the more i feel ive already offered too much.

    maybe this dissinterest EA's seem to have is linked to having to work with vendors with unrealistic high hopes and unwillingness to see sense.

    what do i know though im just a FTB.

    further update: the EAs got back and were obviously keen to push up the price i offered. in the end, the cost of the full works + the time it would take + how much it may be potentially worth afterwards, we decided to totally withdraw our offer.

    I thought we were being too generous already. besides we put an offer in on another, larger property for the same amount (165k) which we feel is in a nicer street and needs no touching up internally. just waiting to hear back from the EA to see if the vendor goes for it.

    what surprised me is that the EA i withdrew from didnt take the news gracefully, tried to down talk the other property...oh well

    Thats how EA`s are, they are only looking out for themselves and if they cant see money then they will not be happy and move on.

    Ive just had my EA begging me to take the offered price for the house im selling. Anyone would hav thought he was working for the buyer with all the sob story stuff he was telling me.

    Saying that, with the house purchase ive just made, the EA there was spot on, she helped no end with chasing things through and making sure the transaction went quickly.

    Update 3 - we have had an offer accepted on a 2 bed split level flat / maisonette. vendor has cancelled all remaining viewings and taken off the market, quite chuffed as i feel its still good value compared to other places which required shed loads of work done on them.

    well guess its time to get started on the important bits, woot woot!

    Well, deposit sent to solicitors and remaining legal fees paid (was so pretty sat in our bank account for the 10 minutes it was all together), contract back in the post to them with a view to exchanging at the end of this week if all goes well... point of no return reached!

  • Well, after getting excited earlier this week, I should have realised that everything was going too smoothly :(.
    Just rang the solicitor to check that the completion date of next Friday was now all agreed and been told that although our vendors and buyers are all ready to exchange now, they've received a letter from the other solicitors this morning saying that the people that our vendors are buying from (who are supposed to be divorcing and going into rented accommodation) now have a 'related purchase' which is in the early stages. Grrr, soo angry!
    I've rung the estate agent (who is also dealing with our vendors' purchase) to see what is going on. She apparently spoke to the lady our vendors are buying from, just yesterday, and assures us that she IS going into rented and has been pushing for an exchange date because she needs it to secure her rental place. I'm really confused now and waiting to hear back from estate agent who is now ringing the other solicitors.
    Seriously contemplating pulling out if this is the case, god knows how long it'll take otherwise :(

    Further update:
    Well, not good news on my house-buying front. Solicitor got it wrong, there is still just 4 houses in the chain, but it seems that hardly anything has been done at the top of the chain, despite their solicitors telling us that it had - now the estate agent is saying that not only will they not be able to complete by the end of month, but that the best we can hope for is the end of December. It's the worst possible time, I'll be going back to work, I can't apply to the local school for Amelie until we have a completion date and I was hoping she could start after Christmas! I don't even know if I can trust them to be done by then, as they haven't been honest with us :(. I'm so upset.

  • Well, vendor still not ready to exchange due to 'a few outstanding issues'. Vendor now being evasive about probate issue at the top of the chain that he knows about, but I don't.

    Broached the subject of him completing with us independently and, predictably, got a frozen response! Have left the situation with him under no illusions that we expect to complete soon, although didn't make any threats. Hopefully he may start considering the idea when he's got over the shock.

    So just want this all over now.
  • Hi all,
    Received my homebuyers report and valuation report yesterday.
    Surveyor valued the property £5,000 below the agreed sale price, roof needs immediate repairs and high levels of moisture were found in a number of internal walls.
    It's a leasehold apartment, the roof repairs have already been arranged by the management company and now waiting to hear if they'll arrange a specialist to investigate the damp/damp proof course and if I'll be liable for any costs. I don't know anything about damp/damp proof course or treatment options - something else for me to read up on!
    I'm prepared to pay a fair and reasonable price for the property but don't want to pay more then what it's been valued at. Planning on reducing my offer price by £5,000 and see what the vendors response is. I'm just afraid I won't be able to stand firm on the reduced price and will end up going with my heart not my head.

    But seriously, the nerves are getting to me, valuation occurred a week ago, report was received on Monday, where is my offer.

    Waiting for my contract too, was promised that on Tuesday! What is going on?!
