    There's nothing to stop you taking your own photos too, in case yours turn out better than the agent's. You've also got more time to faff about making sure the lighting's right etc.
  • Well got the EA coming back out tomorrow to re-do the photos of the house....

    Been grafting / cleaning / moving / decluttering (you get the picture) since I got in from work tonight at 5.45pm.
    Just got finished.

    Can't believe how "bare" the house looks.

    Its hard to believe that decluttering that much makes a house appealing to people, it doesn't even look like a home!

    Not that I am complaining, it is what it is and if it works, who cares!

    I will send the link to the new photos once the EA has uploaded them again etc.

    The 5% gifted deposit idea recently worked for a now former neighbour of mine, he had his place on for quite a high price really and probably achieved a 2007 price. I'm guessing it was attractive because if a buyer only had a 5 or 10 % deposit then with a 15% deposit they get a better interest rate.

    Not sure how he got the valuer to agree but its certainly showing up on the land registry website at the higher price e.g excluding the deposit. Be interesting to know some recent estate agent experiences of selling a property using this one.

  • It is attractive to First time buyers, however, I have been advised by several lenders that they refuse to give out mortgages based on the deposit scheme. It is just a clever way of "fudging the figures" so to speak, hence we decided to take that incentive off....#

    In our postcoded area ours in now one of the cheapest so hopefully that will give us a chance.

    I am going to quiz the EA when she srrives here in about an hour about several things.....
    The main thing is why am I not getting ANY viewers.
    Not one in a full month.
    It's not really good enough.

    i think the flat looks lovely, i don't like adverts that say offers OVER 85000 would make me want to offer 85,001.!! but the fact that its got a lovely garden is in its favour. i think its just a slow market at the mo cos no one can afford to buy.

    Just been read the thread. The photos look a million times better. However I would also disagree with 'offers over'

    Instead, I would put 5K more than what you want for it and put 'open to offers'

    I would be instantly put off by any property that says 'offers over' as it gives the impression of a sky high ceiling on the price.

    But I hope you get your viewings and you find the right buyer!
