I would get rid of the offers around as it suggests to people that there is no point even offering if they can only afford 85k as you won't accept it. Similarly if you put offers around 85k people will use that as the starting point (or lower)
Put 90k or 92,500 as your asking price and mentally decide what you are happy with as an offer. If you get it - great, if you get 85k and you are happy with it - take it. If you get offered less than you are happy to take then wait until you get an offer you are happy with.I am a Mortgage Adviser

My opinion is the price is putting people off.
Am I not better off having the price slightly lower in order to get viewers through the door?? (Bearing in mind we are yet to have a single viewing)
I know other flats very similar to ours in the area are up for £90K / £95K etc and they are not getting viewings.
I thought if ours stood out as cheaper it may attract them through the door maybe.

I'd just put a price. Not offers around, in excess of, range of prices, etc. Just a price. And lower than £90k, perhaps £87k?...much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.0 -

[2] The time to go lower is when it is clear that the price is too high. At the moment it is only clear that the price is confusing. So address that problem first
[3] It is always hard to put the price up, so start highish and work down. It depends how keen you are to move, but I would incline to try it at say 92000 or 91500 for 2 weeks, dropping to find an interest level
[4] Yes, you have to get them through the door to view. And asking price plays a big part. The trouble is that your innovative Estate Agent chump has wasted a lot of your time in finding the price which brings viewers.
[5] Now you are beginning to waver and dabble in innovative pricing. Personally the price on enquiry puts me off cos I wouldnt wanna call up to be told its way out of my budget, sorry might have missed it but whys the price not on?
As for the pictures see what others are saying you need to be really objective when selling your house and think what a potential buyer wants to see.

I've got the Estate Agent Coming out on Friday to re-do the photos.
Will have the place totally clutter free this time around and I am also going to ask for a couple of photos from different angles in most rooms.
The current photo for the kitchen for example does not do the room much justice.....
I am also getting the spelling errors attended to within the description.
I have done away with the 5% deposit paid thingy as well as well as the guide price!!
The EA asked me if I was sure I wanted to get rid of it, I just told them 100% sure....
Makes me wonder if they have a deal going on with their "in house" mortgage advisor, they might get an extra cut from them if they refer anyone to them to sort out a mortgage via the 5% deposit paid situation.
I researched the 5% Gifted Deposit situation and it seems that very few mortgage lenders will accept this as part of the deal, in fact, the only one who said they would consider it was Halifax (albeit they said it would depend on the buyers "personal circumstances")
