Why am I Getting No Viewing of My House?

Hi All,
New to this selling lark, so please bear with me....
Basically we are looking to move, we have had our house on the market for 3 weeks.
We are yet to have a single viewing, which is very dissappointing!
We live in a very popular / sought after area and our house is very competitively priced when compared to others in the area.
Other flats very similar to ours in our street / within a 1 mile radius are on the market for Offers OVer £90K and Offers Around £95k etc, so I don't think the guide price we have on is unreasonable?
I admit there is a lot of compeition out there but I would have thought that ours would have stood out more due to the more attractive price.
It has been advertised as "Property of the week" for two weeks running on our Estate Agents website.
It has also featured as the main feature earlier this week in the local newspaper where we live.... But still nothing.
I know the market is very slow for first time buyers at the minute, however, we were expecting at least one viewing or two within the first few weeks.
Am I wrong to expect that do you think or am I just being a wee bit impatient?
We have stupidly viewed a few houses already, and have our eyes on one in particular.
We obviously want to sell fairly promptly (at the right price!)
Any suggestions / thoughts / ideas would be greatly appreciated.

The house is fairly neutral anycase so we havn't re-decorated.
The house isn't cluttered really, we have fairly a good idea what we need to do before any viewings (if we get any!)0 -
If people are searching for a property on right move, they generally put in their basic requirements like bedrooms and price. I'm not 100% certain, but I don't think if a buyer restricts a search by price, that yours would pop-up being POA? So maybe people looking in that price range aren't seeing your property. I know it's mentioned in the details, but the property would have to be seen first.

Thanks Madness, thats our thoughts as well (albeit we are obviously biased haha!)
To be honest the agent we are with has one of the best reps in the area, we are also tied in with them for th efirst three months, which is a bit of a bummer.
I will be very worried if we have had no views after three months!0 -

I had those exact thoughts myself, however, I have done a search on rightmove for properties such as:
Property Type - Flat
No of Bedrooms - 2
Price Range - £80K - £100K
Ours comes up no problem at all on that search, so I don't think that is a factor.
I might be wrong though, however, my thoughts are if the search facility brings our property up for me, then it shoudl for others as well.

Just tried a search on RM and the flat with POA isn't being listed. Also seems to be a lot of new build apartments in the area for the same price.The man without a signature.0 -
Other areas within NE28 are not as, well, don't want to sound disrespectful, as "sought after" as our area.
It is one of the more popular post codes in the area.
I'm not saying that this adds stacks of value onto the house.
There are other flats in our street which are up for a good few quid more than ours, and I do not believe that they are any better (or worse for that matter) than ours, maybe on par.0 -
don't know if this is a similar size/style, but a quick look on sold prices shows no.84 as a Flat which sold for £98k in April 2008 & previously in July 2007 for £91k. if your flat is similar to no.84, then you're still asking for 2007 peak price in a market that has fallen some way since then, see more info here.
on the other thread already mentioned, asking peak prices now can mean you'll just be ignored, especially if there's so much competition in your area...
added: have you checked sold prices for anything similar in your area? what's being asked for can be wildly over optimistic compared to what's actually being accepted & completed on.0
