Why am I Getting No Viewing of My House?

    AFAIK, gifting deposits in this way is illegal - your EA should NOT be recommending it.

    Oh, and the aptly-named poster Madness... is a well-known troll who posts continuous streams of posts aimed at talking up house prices.

    Is that similar to the 'if they don't hold my opinion they must be trying to crash the market' simpleton mentality?


    The OPs house needs to stand out from the others which it's not at the moment. there's a lot of competition and few buyers. Either offer something special that others in your price range don't or undercut the other similar properties.

    Forget the 5K gifted deposit thing - it's very difficult to find a mortgage company that will even consider them, let alone on a FTB mortgage with probably a high LTV.

    Nobody is viewing it because its is priced higher than anybody who is looking for that type of property is willing to pay. This is the reason you get no viewings 99% of the time.
  • Had a quick look can't really comment on the price because I don't know the area, but I would make it clear and put it on the market for a set price rather than a region with any extras clearly displayed to avoid any confusion. POA is very very off-putting and usually only comes with the kind of house that says 8 bedrooms, 4 acres of land, not a flat!
    Presentation-wise it seems very family yet it is not a family home (probably why you want to move). Most likely your buyer will be childless and they will want to see the second bedroom as a study/guestroom. You are up against the new-builds and you do not have a brand new kitchen or bathroom and FTB's like shiny new things so make your house as trendy as possible think Ikea catalogue not cosy home! View the local showhomes and get ideas of the competition. Garden is low priority for this market keep it neat and that's about it. Your flat looks like a lovely home but you will probably attract more viewers with a souless trendy box I'm afraid.

    Photos seem ok to me apart from your daughter's bedroom, looking at the room dimensions it's bigger than the photo would suggest. Retake a photo standing further back so you get more of the room in (also just take her toys off the bed for the photo).

    Any property with POA really puts me off. I always think people have something to hide and that maybe the reason there isn't a figure there is because the property is overpriced. Anyway, it really seems pointless to have POA at the top of your ad only to give the price further down.

    I'm sure that on other threads there has been some mention of the 5% gifted deposit thing and that mortgage companies don't like it. If you need £85k to move then why not advertise it at £90k, but let your EA know what you will accept, so that those on an £85k budget look as well. Also will you have to pay EA fees on the 100% or the 95%?

    Is your garden private or do you share it? If it's yours then you need to spell it out in the property particulars. Clarifying the parking arrangements will help, just say something like private parking to the rear is enough.

    No, me neither.

    I see the price, then I haggle if I'm interested.
    'POA' I walk on by.

    If you want to sell then put a realistic price on with the agent.

    It does seem very small indeed, though, for a 2 bed flat. In particular, the bedrooms are tiny. Do other flats close by offer more space?

    I would rather put it back on the shelf and shop elsewhere, than join the queue to ask the price. As usually the price is more than what i expected, and i know i can get it elsewhere.

    That written drizzle in the description tells me what some man/woman in an office somewhere thinks what its worth, but it doesnt tell me how much you actually want for it.

    Seems like we have been getting fed a little duff info from the EA aswell, unfortunately we are tied in for 3 months.

    Yes it is a private garden.

    The two pokey things ar solar garden lights in small metallic plant pots. (they look great at night time where they are located)
