There doesn't seem a lot wrong with it to me, unlike so many threads on here where 'London' prices are demanded for some box in a northern unemployment blackspot. Only thing I noticed was 'Rear Parking Aceess' - what does that mean? Is there a parking space or not? (Or does it just mean you can park in the street at the back?) Is parking an 'issue' in the area?
Advertising it as 'property of the week' might be counter-productive as this would imply over-priced to me.0 -

I hear what you are saying here, and I catch your drift.
We really need to be making at least £85K though in terms of what we want to do.
Maybe the market being the way it is with first time buyers isn't helping our situation as well.
In our area, everyone seems to want to sell, but not a great deal of people are committing to buying.
Not a great combination when you are trying to sell eh!
I honestly don't feel that £85K is unresonable for our property (I would say that though)
Our estate agent agrees with the above statement as well.0 -

There are plenty spaces to park (about 10 spots)
Parking is never an issue.
Both my wife and myself have cars and we have never struggled to park in the 6 years we have lived here.
Do you think that the property of the week situation crys out "desperation?"

Okay being extra critical of the pictures.
I don't think the one of your kitchen is very flattering. Remove all the magnets from the fridge, ensure all drawers are properly closed and try a few from diff. angles to make it look bigger. If possible not with the boiler in it.
Also the one of the main bedroom makes it looked cramped. Try to lose the wardrobe in the picture or move the chest of drawers out just for the picture or consider putting the bed alongside the window etc.
While the cuddly toys look cute they fill up the picture of the child's bedroom so lose them for the picture.
Get rid of all the toiletries/cleaning stuff for the picture in the bathroom as they scream "no storage"
Garden looks great but I would put out a table and chairs to show "outdoor" living.
My comments only relate to the pictures though you could ask a friend who is not very familiar with all of your flat to visit and point out any fault she/he sees (in a nice way).

Too much clutter..
Picture 5 lots of cuddly toys on bed
Something that was mentioned on location location location this week..
hide all your bathroom gumph and replace with posh stuff...
Picture 3 kitchen, get rid of stuff around sink, possibly remove stuff off fridge.. empty washing machine
Picture 4 remove clutter from left hand side of picture, bedroom looks small because too much furniture in there.
can you ask for pictures to be taken again, if so, empty all that is cluttered out of each room, can you afford storage?
It's all about what the buyer see's even if it is an inconvenience to you. (another location.. .. .. tip)0 -
"POA" always puts me off a property. I don't know whether it's the feeling that something is being hidden (despite the guide price in the blurb anyway), or just the Estate Agent coming across as slightly arrogant ("this place is so good, you need to phone me up to ask how much it costs").
Why not just put the price in the main heading?
Also, what does "****5% Deposit Paid, subject to minimum offer ***" mean? Are you paying the 5% or another interested party? The minimum offer you get might be £50K. Does that meet the criteria?
I think the less straightforward the possible transaction seems, the more chance you have of people skipping over the listing (especially if there are plenty of other similar properties on the market).0 -

The Estate Agent recommended the 5% subject to minimum offer to appeal to first time buyers.
I am not going to reveal what the minimum offer is on here, however, basically, if a buyer offers us a certain amount (an amount in the guide price of £85,000 - £95,0000) then we will be paying 5% of their deposit on the house for them.
We obviously lose out on 5% of the actual "sale price" but the advantage to the buyer is they get the 5% deposit paid.
Sounds confusing I know, it took me a while to get my head around it.
The Estate Agent recommended this to appeal to first time buyers, as they are struggling with the deposits these days.
According to the Estate Agent they reckon it will be a big attraction point to first time buyers. Well this isn't the case thus far....

Sorry - wasn't after you revealing your minimum offer (!). Just trying to demonstrate that it could be interpreted more than one way.
But you can see where I'm coming from in terms of it potentially switching people off if it seems a bit complicated/confusing.0
