Anyone used Ross Coates for conveyancing?

  • After a slow start, things really improved and although we haven't managed to complete before Christmas they have done everything they could to make it happen. They also resolved an issue we had with the search company in a very positive result for us. They were recommended to us and we're very reasonably priced.
  • Hmmmm...

Two December joiners with no feedback, giving a positive spin on Ross Coates?

There seems no limit to underhand tactics especially when businesses are desperate to protect badly earned incomes.

    Jesus.

Well I'm not a December joiner but I do have a positive experience from Ross Coates.

I found them via ReallyMoving dot com and after reading reviews and as they were only half hour drive away decided to choose them. Anup was my one and only contact and from day one I had his personal email and direct Tel number. He always responded quickly to both. Got to meet him personally and found him to be a regular guy, not the stuffy sort you normally get in solicitors. He was efficient and re-assuring and went all out to meet my very demanding deadline (7 weeks from engagement to moving). Would definitely recomend based on my own experience.
  • My mother and father used a partner of this firm (in his former life) when they bought a house in 1987. Since the move to current premises, it appears that the house deeds have been lost (or mislaid in legal parlance) You can imagine I am not impressed

We used them to purchase a property with no chain.

It took them over 4 months to complete the process. They do not answer phone calls, respond to letter or answer emails.
Ever after the completion it took them many months to register the property with Land Registry.

If you feel you do not have enough to do and want some focus in your life by all means, it will give you a full time job chasing them and checking their work not to mention the stress.

    Otherwise use somebody else.

Just finished a purchase using Ross Coates solicitors. Put an offer on a purchase in August 2013 and registration finished in March 2014. Even now one task such as transferring share in freehold company is left to do. I am doing that myself.

It was the most horrible experience using Ross Coates. Do not touch them with a barge pole. I nearly lost my purchase.

Nothing moved with them without chasing. They always come back with excuses. My sale was completed in October after continues pushing. Left it for a while thinking registration etc would be done by them without me chasing. Inquired in December 2013, nothing was done. They even failed to pay my stamp duty on time despite taking the money from me on completion day. I received 2 chasing notices from HMRC demanding stamp duty. I had to chase Ross Coates over the phone, telephone them many many times before it was paid. Received my official copy of the registration document just few weeks ago, even that had a page missing. Emailed them back but haven't heard from them.

STAY WELL CLEAR OF ROSS COATES SOLICITORS - I can't say it clearer than that.

Reallymoving.com is a sausage factory on the web that churns out 3 or 4 quotes for every enquiry and obviously people tend to go with the cheaper or cheapest quotes. If Ross Coates routinely provides cheap quotes they are likely to be flooded with lots of business from reallymoving.com. Given the strength of housing market now they are probably getting a lot of business from reallymoving.

Quality of service is NOT a measure that Ross Coates cares about.

My suggestion is use the old trusted method, ring up 3/4 local firms. Look for CQS sign from the the Law Society using the Law Society website. Have a personal chat with the conveyancer/solicitor and get a feel for things, No guarantees but definitely will do better than Ross Coates. After all conveyancers are a breed of there own.
  • I have just finished selling my house through Ross Coates & can only speak very highly of their service & competitive charging. Its good to see some competition in the conveyancing market. I read a lot of mixed reviews before taking them on, so was wary. But in fairness they gave good prompt service. We had quite a difficult sale with a change of buyer at the last minute. Ross Coates seemed to handle it very well. Anup Chakravorty handled our sale & offered some good sound advice when it was needed. He was also accessible by phone & email when we needed him. Based on our experience I would definitely recommend them
  • I have recently used Ross Coates solicitors for the private sale of my property..
I found them through a comparsion website.. and selected them as they were the cheapest.
But after dealing with them I can see why..
The one and only time they contacted me was to take my deposit money... other than that I have had to chase them daily until they finally responded.
They didnt even start the searches etc required until 3 weeks after they had received my paperwork & Deposit... which has really slowed down the purchase of my new property..
really not impressed.... Take my word .. you would be much better off paying a little bit more for a proffessional service rather than going for this cheap and nasty option.
  • We are having a nightmare experience with Ross Coates.
Don't have time right now to list the problems we have encountered, but they have been significant and have caused huge problems.
However according to Ross Coates himself, they don't make mistakes - just have "misunderstandings"......
